History

From Boutique Pioneer

TO CARIBBEAN ICON

Founded in San Francisco in 1981 by visionary Bill Kimpton, Kimpton Hotels pioneered the boutique hotel movement in the United States. Inspired by European bed & breakfasts, Kimpton introduced concepts such as in-room yoga mats, complimentary bike rentals, hosted evening wine hours, and chef-driven restaurants. In August 2019, construction began to expand and renovate the 62-room Grand Roatán Resort. In October 2023, it was our turn to open, and now, 45 years later, there are 87 hotels worldwide.

Nestled on the pristine white sands of West Bay Beach on Roatán Island, the hotel offers 122 luxury rooms and suites, four restaurants and bars, nearly 6,000 sq. ft. of meeting and event space, and a state-of-the-art spa. We proudly hold the distinction of being Honduras’ first internationally branded hotel, marking the third resort for the boutique hotel company in the Caribbean, alongside the Kimpton Seafire Resort + Spa in Grand Cayman and the Kimpton Kawana Bay Resort in Grenada. The franchise was acquired by IHG in January 2015. In 2019, following the announcement of a partnership with Vistal Capital, renowned Caribbean architects Lane Pettigrew Associates joined to spearhead the redesign, with acclaimed studio Theresa Fatino Design leading the interiors.

The largest of Honduras’ Caribbean Bay Islands, Roatán sits atop the Mesoamerican Barrier Reef, the world’s second-largest, making its turquoise waters a sought-after destination for snorkelers, scuba divers, and adventure tourists alike. Though perhaps lesser known, Roatán has a rich history dating back to its indigenous Paya peoples and is regarded as the gateway to Central America. The Kimpton Grand Roatán Resort and Spa aims to celebrate the island’s diversity and local culture through thoughtful artwork, including Paya artifacts loaned from the national museum, and through carefully designed, sustainability-driven infrastructure featuring solar technologies, on-site water desalination, and eco-friendly touches throughout.

Theresa Fatino Design carefully considered our interior design, drawing on an in-depth understanding of local culture, history and tradition to create an authentic, immersive guest experience. It was important to honor the natural beauty we are fortunate to be surrounded by, the life of the islanders and their visitors, and to celebrate local craftsmanship, woodworking, artistry and carvings, all with a refined eye.

Our local influences are numerous, spanning national symbols like the Honduran Pine and White-tailed Deer; native birds and insects, including Golden-fronted Woodpeckers, Yellow-naped Parrots, and Banded Peacock butterflies; coastal plants such as Coconut Palms and Mangrove Trees; and natural resources like coffee, silver, and timber. Theresa Fatino Design compiled lists of phrases they wanted to reflect in the spaces, such as peaceful sanctuary, deep roots, and spiritual connection, and incorporated each vision into our rooms and spaces.

Our luxurious Caribbean property has recently gained fame as the romantic honeymoon and couples’ getaway destination in Season 8 of Netflix’s Love is Blind, bringing a real tourism boost to the island. Since its 2025 debut, the resort has launched special Love is Blind-themed packages to let couples recreate the stars’ experiences.

Calming wildlife sounds, gently lapping waves, and lush swaying palms - paradise awaits at our resort on Honduras’ Roatán.

BRENDA AND DAVID DACHNER

ABOUT BRENDA AND DAVID DACHNER

David and Brenda Dachner are the owners and developers of Kimpton Grand Roatán Resort & Spa. Since first visiting Roatán in 2006, they have been captivated not only by the island’s breathtaking beauty but also by the warmth, resilience, and spirit of its people.

David is an entrepreneur with more than four decades of leadership in the energy, real estate, and nonprofit sectors. As President of Amarado Oil Company, he has developed oil and natural gas assets across Texas since 1978. Together, David and Brenda have applied that same entrepreneurial experience to hospitality and community development, guided by a belief that business can be a powerful force for lasting good.

What began as an unexpected opportunity to help complete a resort evolved into a much larger vision: to create a world-class destination that celebrates the beauty of Roatán, creates opportunities for its people, and helps position Honduras as a premier tourism destination.

Long before the resort, David and Brenda co-founded the Abundant Life Foundation, a nonprofit organization dedicated to education, affordable housing, and community initiatives across the island. They are also co-founders of Discovery Programs, a U.S.-based nonprofit organization that inspires people to overcome obstacles, discover their purpose, and live lives of authenticity, impact, and greatness.

Together, they believe that thoughtful hospitality can do more than create unforgettable vacations—it can celebrate culture, protect natural resources, strengthen communities, and leave a legacy that benefits both visitors and the people who call Roatán home.

WELCOME

Whether you’ve come to relax on the world-famous West Bay Beach, snorkel or dive the spectacular Mesoamerican Reef, indulge in the serenity of Kao Kamasa Spa, or simply reconnect with family and friends, we hope your stay is filled with unforgettable moments!

Twenty years ago, we experienced our own unforgettable moments when we first visited Roatán with our then 18-month-old daughter. What began as a family vacation soon became something much more. As we got to know the island and its people, beginning in the community of St. Helene, we discovered a warmth, authenticity, and generosity of spirit among the islanders that captured our hearts. That experience grew into a passion to serve alongside the local community, and ultimately led to the founding of the Abundant Life Foundation.

Beyond its crystal-clear waters and lush tropical beauty, Roatán is a place rich in history and culture. From the Bay Islanders and the indigenous Pesh to the Spanish mainlanders and their various cultural backgrounds. We encourage you to explore beyond the resort and discover the stories, traditions, history and culture that make Roatán so unique. Meet the people, savor the local flavors, and experience the island through the eyes of those who call it home.

If you’re looking for an even deeper connection, we invite you to learn about the work of the Abundant Life Foundation. Through optional community experiences, guests have the opportunity to read with children in our library, play sports with locals on our sports court, visit our affordable housing community, tour our agricultural farm, and simply spend time getting to know the people who make this island so special. For many of our guests, these experiences become the most meaningful memories of their visit, and the reason they return year after year.

Thank you for entrusting us with your vacation. We know how precious this time is, and it is our privilege to share a place that has become so meaningful to our family. Our incredible Kimpton Grand team looks forward to welcoming you with the warmth and hospitality for which Roatán is known. And we know you’ll fall in love with them the same way we did so many years ago! We hope you leave with wonderful memories, lasting friendships, and a genuine appreciation for the beauty, culture, and people of this extraordinary island.

WITH WARMEST WISHES, DAVID & BRENDA DACHNER

Q&A With the Founders

BRENDA AND DAVID DACHNER

LOOKING BACK, WHAT INSPIRED YOU BOTH TO DEDICATE YOURSELVES TO PHILANTHROPY AND COMMUNITY-FOCUSED WORK?

First, for us both, was our Christian faith, which centers us on how we can create a positive impact in the world and serve others well.

Second, we both recognize that simply being born and raised in the United States placed us among the most fortunate people in the world. We were born into a land of extraordinary opportunity—a privilege that only a small percentage of the world’s population experiences. I asked myself, “Why me?” The answer that came to me was: so that I can take the blessings I have received by being born here and use them to help others around the world create greater abundance in their own lives.

Our community-focused work came from the understanding that the local population has everything they need to become fully sustainable and have a happy and healthy life.

What they lacked was opportunity to fully access and use the natural gifts and talents already inside of them. While success is often measured individually, we have found that some of the most meaningful and lasting impact comes through strong, connected communities and relationships. By emphasizing community-based initiatives, we believe we are creating maximum success that extends far beyond any one individual.

CAN YOU SHARE THE MOMENT OR EXPERIENCE THAT FIRST MADE HOUSING SUPPORT AND FAMILY STABILITY A CENTRAL PART OF YOUR MISSI

We kept hearing from local families how difficult and expensive it was to own or even rent a home on the island. Around that same time, we had become close with a local pastor who shared heartbreaking stories about single mothers in his congregation cleaning homes for $400 a month, and spending nearly all of it on rent for extremely poor living conditions.

We were inspired to help, but we had never done anything like this before and truly had no idea how difficult the journey would be. But in many ways, that has been the blessing. Had we fully understood the obstacles ahead, we probably never would have started. Now, after walking alongside these families and seeing the impact firsthand, there is simply no way we could stop. The people of Roatán are worth supporting, and we are committed to helping create opportunities for individuals and families to build abundant lives within the culture and environment that already shape who they are.

I remember a single mom in her late 20’s. When she was brought to the front door of the home she had just been approved for, she said, “And this will be my house?” Stunned and overjoyed, she bent over at her waist and cried. As she rose, she dropped her hands from her face and said: “Never in my life would I have ever thought I would have my own home…”

YOUR WORK HAS SUPPORTED OVER THE OPPORTUNITY TO HELP UP TO 80 FAMILIES WITH HOUSING — WHAT DOES THAT IMPACT MEAN TO YOU

It gives us so much joy to see families not only attaining some of life’s most basic needs (food, shelter, and health) but also beginning to believe in and fight for a better future for themselves and their children.

Housing is something most Hondurans have to strive for on a daily basis, never having stability and often sacrificing daily necessities in order to have it. Home ownership has been so out of reach for most Hondurans that they have no idea they’re even capable of it.

Our model simply makes home ownership affordable and thereby attainable to them. They pay for it and contribute substantially to their home in our model, which builds their dignity, self-confidence and overall well-being. And when they do this for themselves, when they obtain their home as their own, they are so stunned and amazed at themselves and what they’ve been able to accomplish, it builds them up from the inside out. When we see the lights come on in their eyes and see the strength and joy it gives their own families, it is hard to express the impact and joy we feel as initiators/investors/instigators in their lives.

Roatán is an island with a population of roughly 120,000 people, with no public parks. In the United States, we know how important public parks are to family life, for both adults and children, as a safe place for young and old to gather, play, and connect. The first public access community playground on the island of Roatán is the Abundant Life Foundation Community Park, located in the neighborhood of Flowers Bay. Inaugurated in mid-2023 by the Abundant Life Foundation, this historic space was specifically built to provide local children and residents with their very first dedicated, safe, and free outdoor recreational area. It is available to everyone. Watching children run freely, laugh, and simply enjoy being children is incredibly moving. Having parents there to watch them, gathering with other adults under the gazebo, celebrating birthdays, Mother’s Days, even weddings at the park is incredibly powerful and joyful to watch as people connect and bond.

A seven-year-old boy came into our library and wanted to play on the computers. But at our library, they are required to read a book for an hour first. After doing so, the librarian asked him about what he read and learned in the book. He was sad and ashamed because he couldn’t read. So, our team started working with him. I would see him from time to time and sit down to read with him when I could, so we got to know each other. Over time, he began enjoying the library as much as the computer center. Then one day when I arrived, he ran up to me and gave me a big hug, looked up with his big dark eyes and said excitedly, “Mr. David! Mr. David! I can read now! I can read!”

One family with two young boys shared with us how many times they had been forced to move, sometimes in the middle of the night, because rent was suddenly raised beyond what they could afford or another tenant offered more money. They lived with constant uncertainty, never knowing from one month to the next if they would still have a home. Their most recent house lacked running water and reliable electricity, and was far from the main road, making it difficult, and often unsafe, for the children to walk to school. Today, that family owns a home in our Los Sueños: The Dreams affordable housing community. Their children now have stability, safety, the convenience of running water and electricity, and a real opportunity to build a different future.

WHAT CHALLENGES HAVE YOU FACED IN DELIVERING AND SUSTAINING THIS LEVEL OF COMMUNITY SUPPORT, AND HOW HAVE YOU OVERCOME THEM TOGETHER?

As it is everywhere, change can be difficult and is often met with skepticism. In the beginning, many local residents didn’t know what to think of us and were cautious. Some assumed we were simply another group of outsiders who talked big but would eventually quit and leave. Others were concerned we would turn the beautiful 14-acre property (that sits in the middle of an old, beloved island community) into a crime-ridden, low-income dump, similar to other parts of the island. But over time, through building relationships and long-term commitment, trust began to grow.

The locals now love the park, the computer center and library, and definitely see it as a positive addition to the community. And of course, our homeowners also love it! They came to understand that we were not selling to the impoverished, but to the working poor. Families who couldn’t afford a house on the island without help, but deserve one, and that our vision was rooted in creating opportunity, dignity, and long-term investment in both the people and the island itself.

Of course, there have also been many administrative and legal challenges along the way: navigating permits, legal and bank processes, and governmental systems has often been slow and very complex. At times, progress required enormous amounts of patience, perseverance and finances. While the municipal government has been supportive overall, the central government is quite disconnected and extremely difficult to work with to get certain things completed. Eventually, though, they do. But it requires significant patience and persistence.

But through all the difficulties, we learned the importance of humility, relationship-building, and staying committed even when the path forward was unclear. In many ways, those challenges ultimately strengthened our work. They allowed the local community to see that we were truly committed for the long term and, over time, that commitment earned their trust and respect.

HOW DO YOU DEFINE SUCCESS WHEN YOUR WORK IS ROOTED NOT IN PROFIT, BUT IN PEOPLE’S LIVES AND WELLBEING?

Watching children learn to read, seeing joy and confidence return to their faces, and watching young people experience greater hope and possibility for their future is priceless.

And with housing, it’s not simply the number of homes built, but each family moving into a home, into this community. It’s the relationships formed and the opportunities created through them so they can develop and support each other in their lives. Part of how we do this is through the homeowner’s association that they join and other activities. It’s neighbors supporting neighbors, and the community becoming more connected as a whole. With this, people grow in confidence, purpose and hope because of the opportunity they were finally given that they never thought was possible.

WHAT ROLE DO EMPATHY, TRUST, AND LONG-TERM COMMITMENT PLAY IN YOUR APPROACH TO PHILANTHROPY?

Empathy means standing beside another individual in their life, not just feeling sorry for them. By doing this you understand more about their needs, which may or may not be different than mine. In Honduras, a common need is just to be sustainable, to have a healthy, safe place to live and raise a family.

One idea that has deeply influenced us in this area comes from Greg Mortenson’s book, Three Cups of Tea. In it, Greg aspired to build schools for girls in Afghanistan where education of girls is frowned upon. But rather than immediately accepting his offer, the elders forced him to slow down and have “three cups of tea” with them to get to know the people, understand their culture and the environment they live in, and what their needs were. That perspective resonated deeply with us. Too often, people from developed countries arrive with good intentions, but without fully understanding the culture, values and realities of the people they are wanting to help. And that takes TIME.

We strive to take great time, patience and effort to get to know the local community. Through that, they got to know us and our hearts for wanting to help. As a result, their needs were brought to us, rather than vice-versa. When foreigners first come, locals are typically very suspicious, wondering either what’s going to be asked of them, or how things are going to change that they don’t want changed. They’re also used to foreigners coming and making big promises, only to leave when things get tough. And they are tough! But with long-term vision, it’s easier to weather the storms. And we’ve told them from the beginning that we’re here to stay. They didn’t trust or believe us in the beginning. But after 18 years, I think they are starting to believe us!

LOOKING AHEAD, WHAT LEGACY DO YOU HOPE YOUR WORK WILL LEAVE FOR THE FAMILIES AND COMMUNITIES YOU CONTINUE TO SUPPORT?

We hope our work serves as an example for both the local leadership as well as the elite classes in Honduras that are watching what we are doing. We hope they see the meaningful impact being made and that they are inspired to do more as well.

Throughout our years in Roatán, we have had the privilege of knowing countless individuals with incredible gifts and talents, but who were never able to realize their potential. Our desire has never been to rescue people, but to create opportunities for individuals and families to build a better future for themselves.

The desire we have for our legacy is that this collective change will culminate in bringing the entire country to new levels of possibility, not from what we did, but by the opportunities provided that empowered individuals and families to better their own lives. Because real transformation doesn’t come from outsiders imposing solutions, but from individuals and communities being empowered from within to build better futures for themselves.

Experiences You Can Trust

GREAT EXPERIENCES BEYOND THE HOTEL COME FROM CONNECTING WITH LEADING LOCAL BUSINESSES

Visiting somewhere new or returning to a favorite destination is always an exciting experience. When organized effectively and by those with great connections and unmatched local knowledge, it can be one of life’s most exciting adventures.

If you are reading this, then you have chosen to stay in one of the finest hotels the luxury hospitality industry has to offer. You are in the safe hands of a world-class hotel team that will look after your every need from the second you arrive until the moment you leave.

The challenge begins with creating a fun and varied itinerary for when you venture beyond the comfort of the hotel. The good news is that you don’t have to navigate this alone. There are exceptional local businesses available to curate unforgettable experiences for you. At Greydoor Publishing, we firmly believe that as a valued guest of a world-renowned hotel, you shouldn’t have to depend on an internet search to find these. We think you deserve something more refined than that.

THAT’S WHERE THE EXPERIENCES MAGAZINE COMES IN.

Through the hard work and tenacity of Greydoor Publishing and the Kimpton Grand Roatán Resort & Spa, this publication provides details of the local companies that are best placed to serve your needs and requirements when you find yourself in unfamiliar surroundings.

Every hotel guest seeks an extraordinary experience from start to finish, yet every guest’s vision of the perfect trip is unique. Families seek engaging entertainment. Couples desire fine dining. Businesspeople need efficient transport. Thrill seekers crave outdoor excursions. As we understand the diversity of the hotel’s clientele, our magazine avoids a one-size-fits-all approach to guiding your stay.

While we appreciate the excitement of spontaneity, we believe there’s a better time and place for it. Whether you’re staying at the hotel for business or leisure, your time is precious and playing it by ear could be a risk. Choosing the wrong restaurant can spoil a romantic evening, unreliable transportation can result in missed connections, and unsatisfactory guided tours can leave you feeling short-changed.

Working with the hand-selected businesses listed within this magazine means avoiding the pitfalls of choosing the wrong local experiences, enabling you to make the most of your time in this outstanding location. With their association with this industry-leading hotel, you can rest assured that these trusted professionals will provide premium products and invaluable services to ensure you enjoy a truly once-in-a-lifetime experience!

Paradise Found

PARADISE FOUND

YOUR COMPLETE GUIDE TO MAKING ROATÁN YOUR PERMANENT HOME

More and more travelers are trading their return ticket for a new address on one of the Caribbean’s most breathtaking islands. Here’s everything you need to know.

Picture this: you step out of your bungalow to the sound of gentle waves lapping at West Bay Beach. The morning air carries the faint scent of sea salt and tropical blooms. The Caribbean stretches before you in every shade of turquoise and cobalt imaginable. You look at your phone and realize — today is the last day of your vacation in Roatán, Honduras. Then a thought arrives, quiet but insistent: What if I never had to leave?

Turning Island Dreams Into Lasting Investments. Me Than Real Estate. Your Trusted Partner in Paradise Since 2004. For more than two decades, About Roatan Real Estate has helped clients turn their Caribbean dreams into reality. It is a feeling that has been striking travelers with increasing frequency on this 37-mile-long island nestled within the Mesoamerican Barrier Reef — the second-largest barrier reef system on earth. Roatán has long been celebrated as a bucket-list diving destination, but a growing community of expatriates, remote workers, and retirees has discovered something even more compelling: as a full-time home, it is simply extraordinary.

If you have visited this island paradise and found yourself unable to shake the idea of staying, this guide is for you.

WHAT MAKES ROATÁN DIFFERENT

Not every vacation destination translates into an ideal permanent home. Roatán, however, is one of the rare places that works beautifully on both counts — and understanding why can help you make one of the most important decisions of your life with real confidence.

The island sits within the Bay Islands of Honduras, blessed with a subtropical climate that keeps temperatures comfortable year-round, typically between 75°F and 90°F. There is no brutal winter to escape, no ice to scrape from windshields, and no heating bill to dread. The trade winds keep things pleasantly breezy even in the warmest months.

Beyond the weather, the community is another major draw. Roatán has welcomed expats for decades, which means the infrastructure — from banking and healthcare to English-language services and international schools — is meaningfully more developed than you might expect from a small Caribbean island. West Bay and West End are particularly popular among those making the move, offering a vibrant social scene, world-class restaurants, and easy access to everything the island has to offer.

And of course, there is the reef. For divers and snorkelers, living within reach of one of the planet’s greatest underwater ecosystems is not a luxury — it is a way of life.

GUIDED. CLEAR. SEAMLESS. Full-Service Roatán Property Guidance — from first inquiry to keys in hand. Roatán Real Estate has guided foreign buyers through every step of the island property process — residential, commercial, and raw or improved land — for over 25 years. From understanding legal ownership structures to closing with confidence, our team knows every neighborhood, every title nuance, and every question you haven't thought to ask yet. No surprises. No shortcuts. Just clear, end-to-end support from one of Roatán's most established brokerages. WHAT TO CONSIDER BEFORE MAKING YOUR MOVE

The most important step you can take before relocating internationally is giving yourself honest time to reflect. The glow of a perfect vacation can make any place look flawless, and while Roatán genuinely is exceptional, moving there permanently is a different commitment than visiting. Ask yourself these questions before you proceed:

1 What specifically drew me to this place? Was it the diving? The laid-back pace of life? The sense of community? The cost of living? Identifying precisely what made you fall in love with Roatán will help you choose the right neighborhood, property type, and lifestyle once you arrive. Someone seeking tranquility might gravitate toward the quieter eastern end of the island, while someone who wants to be in the middle of the action will thrive near West Bay.

2 What will my day-to-day life look like here? For retirees, this question is largely one of pleasure and routine. For those still working, the calculus is more complex. Roatán has reliable high-speed internet in most developed areas, and the island has quietly become something of a hub for remote professionals. If your work requires frequent travel, Roatán’s Juan Manuel Gálvez International Airport offers connections to major hubs. If you will need to find local employment, research the job market carefully in advance.

3 Am I prepared for the realities of island life? Moving to a tropical island comes with its own set of considerations. Certain goods are more expensive due to importation costs. Power outages and internet interruptions, while not the norm, do occur. The pace of bureaucracy can be slower than you are used to. None of these are dealbreakers — they are simply realities that the happiest expats plan for in advance rather than discover with frustration after the fact.

4 Do I have community or a path to building one? One of the most underestimated aspects of international relocation is social connection. The good news is that Roatán’s expat community is welcoming and well-established. Online groups, local events, and the island’s naturally social beach culture make it easier than almost anywhere else to build meaningful connections quickly.

One Stop Roatan is a family-owned real estate firm with over 18 years of experience. We specialize in turning your Caribbean dreams into reality. Whether you are buying, selling, or building, we guide you through every step of the process with transparency and care. HOW TO MAKE THE MOVE

Once you have reflected thoughtfully and decided to move forward, the practical logistics begin. Every move is different, but the following steps provide a solid foundation for your planning process.

  • Understand your residency options. Honduras offers a Pensionado (retiree) visa and a Rentista (investor/income) visa, both of which are popular with expats. The Pensionado visa requires proof of a minimum monthly pension or retirement income. The Rentista visa is designed for those with ongoing passive income. Both offer meaningful tax benefits and a streamlined path to residency. Begin this paperwork as early as possible — working with a local attorney who specializes in expat residency will save you considerable time and stress.
  • Decide what to do with your current home. Even if you plan to make Roatán your primary residence, retaining your existing home — at least initially — provides a safety net during your transition. Many expats rent out their home country property, which can offset the costs of establishing themselves on the island. If you plan to sell, work closely with your real estate agent to time the transaction well.
  • Plan for schools if you have children. If you are relocating with children, education is one of the most important logistical considerations. Roatán has both public and private schooling options, including bilingual and international-curriculum schools that serve the expat community. Aim to finalize your schooling arrangements before your move, and if possible, align your arrival with the start of a new academic year to ease the transition.
  • Consult your accountant early. International relocation has significant tax implications. Depending on your home country, you may still have filing obligations even after establishing residency abroad. Honduras offers favorable tax treatment for qualifying expats — your income earned outside of Honduras is generally not subject to Honduran income tax. Work with an accountant experienced in international taxation well before your move.
  • Arrange international health coverage. Healthcare on Roatán has improved substantially in recent years. The island has clinics and medical facilities capable of handling most routine and urgent care needs, and the mainland city of San Pedro Sula is accessible for more specialized treatment. Expats commonly carry international health insurance as a primary safety net. Research your options carefully and secure coverage before you depart.

EXPERIENCES

I N VE STI NG IN YO UR P I ECE OF PARADIS E When it comes to finding your home on the island, Roatán offers a surprisingly varied real estate market. Prices are generally far more accessible than comparable Caribbean destinations — you can find everything from modest condos to expansive beachfront villas — and foreign nationals are permitted to own property directly in Honduras, which removes a common obstacle found elsewhere in the region. K I M P TO N G R A N D ROATÁ N R E S O RT & S PA 69

Before you begin your search in earnest, take the time to build two lists: your must-haves and your nice-to-haves. The process of articulating these lists clarifies your priorities and ensures that the excitement of the island does not cause you to fall in love with a property that ultimately does not suit your life. Some questions to consider:

  • How close do you want to be to the water? Beachfront comes at a premium — but even a few minutes’ walk from the beach can dramatically change both price and tranquility.
  • Do you want to be near restaurants, nightlife, and social activity, or are you seeking seclusion?
  • Are you interested in a property with income potential? Many expats offset their costs by renting their home when they travel.
  • How important is proximity to amenities like grocery stores, medical facilities, and the airport?

It is also worth considering spending extended time on the island — ideally several weeks to a few months — before committing to a purchase. Renting first allows you to experience different neighborhoods across different seasons and gives you the kind of ground-level knowledge that no amount of online research can replicate. Many of the area’s finest properties are never publicly listed; a trusted local real estate professional will be an invaluable guide.

Seasonal Guide to Roatán

WHAT TO EXPECT YEAR-ROUND

Roatán calls out to travelers for many reasons. Some come to this small island off the northern coast of Honduras for the resplendent scenery, the luxurious resorts, the pristine diving conditions or the bustling Caribbean beaches. Each season offers up its own specialty.

FEBRUARY TO MAY:

DRY DAYS AND CLEAR WATERS

Although Roatán’s wet and dry seasons are less well-defined than in many Caribbean destinations, February is the time of year when the island starts to shake off the winter rains. Skies brighten, trade winds soften and the most reliable stretch of great weather starts in March and extends through May.

Spring is widely considered to be one of the best diving seasons in Roatán. Stable weather, calm seas and outstanding visibility create near-perfect conditions for divers and snorkelers who come to explore the Bay Islands’ pristine reefs. It is possible to see over 100 feet on a good day, and warm water means a wetsuit is often unnecessary. Reef life is highly active this time of year. The months of March and April are when whale sharks congregate around Utila, Roatán’s neighboring island to the west.

On dry land, the spring months also find Roatán at its most social. Beaches and resorts continue to be filled with tourists who come to escape from colder winters farther north, especially between March and Easter week. Semana Santa, the week leading into Easter, transforms the island into a lively Caribbean holiday destination, with music and celebrations stretching into the evenings.

JUNE TO AUGUST: WARM WATERS AND FEWER CROWDS

Crowds thin out and dissipate in June as Roatán eases into the warm summer months. Cruise traffic remains, but the island tends to feel significantly less busy through August. Reservations are easier to secure in the top West End restaurants, and crowds are modest at beaches like West Bay Beach and Half Moon Bay. Hawksbill and green sea turtles nest throughout this season throughout the Bay Islands, and diving conditions continue to be excellent, with frequent sightings of eagle rays and reef sharks. Better yet, with fewer crowds, dive boats are less overburdened and easier to book.

JUNE TO AUGUST

These are the hottest months of the year, with daytime temperatures averaging in the high 80s. It is perfect weather for diving in the early morning before heading to the beach as the sun peaks. And while dry days are the norm, thunderstorms commonly gather in the afternoon before dissipating in the evening.

SEPTEMBER AND OCTOBER: THE GREEN SEASON

The period starting in August and continuing through October represents the low season in Roatán. Some might consider it to be the island’s best-kept secret. As tourist traffic reaches its annual nadir, seas remain warm, and weather remains mostly dry in September. Occasional rain turns the hillsides a verdant shade of green.

Wildlife viewing opportunities are excellent, as sea turtles hatch and conservation agencies sometimes hold publicly viewable hatchling releases. The island enjoys a sense of unhurried quiet, with beaches often emptying in the afternoon. Tropical storms may cause occasional disruptions, but Roatán’s location south of the main hurricane corridor means direct hits are uncommon.

October is a turning point toward the rainy season. The weather becomes less predictable, and showers become more frequent. Diving rarely stops altogether, but local operators often shift sites depending on the weather, often using Roatán’s protected leeward side when northern swells build.

NOVEMBER TO JANUARY: TRADE WINDS AND HOLIDAY ENERGY

With the return of winter, Roatán enters its busiest season. Holiday travel picks up in December, and a steady stream of North American travelers keeps the island lively through New Year’s week. Restaurants and resorts are more full, and water temperatures remain warm enough that beachgoing is still a favorite way to pass the time, even if rain is a bit more likely. Diving conditions are often excellent, with good visibility and lots of reef activity.

Northern trade winds push across the island more regularly in winter, and days may start gray and breezy before clearing midday. All-day rains remain uncommon, with early storms often clearing as the day rolls on. Passing clouds that clear late in the day also give Roatán some of its most vibrant sunsets. It’s a great time of year for outdoor dining and enjoying consistently comfortable temperatures.

Island Flavors

A GU I DE TO CUL INARY E X P E R I E N CES IN ROATÁN 90 EXPERIENCES

A Caribbean island off the northern coast of Honduras, Roatán is a place where food is central to culture. Meals are part of the landscape here, from fresh snapper that arrives straight from local fishing boats to coconut bread and fried plantains served at restaurants and roadside stands island-wide.

Food also tells the story of Roatán and its people, and the island’s cuisine is shaped by centuries of cultural exchange. Garifuna communities carry on traditions of deeply rooted Afro-Caribbean cooking, while British-colonial influences linger and mix with Spanish and mainland Honduran flavors, resulting in a cuisine both distinct and familiar.

THE ISLAND’S SIGNATURE FLAVORS

Freshness is the cornerstone of Roatán cooking. Fish often appear on plates mere hours after being caught, and the island’s abundant produce — yuca, plantains, coconuts and tropical fruit — are considered staples.

Conch soup is among the best-loved specialties. With a rich, Caribbean-style broth filled with tender conch meat, root vegetables, coconut milk and herbs, it is both light and comforting. Served steaming hot, it captures the island spirit in a bowl. In Garifuna communities, diners will also encounter tapado, a different but equally rich seafood stew layered with plantains and a variety of seafood.

Unsurprisingly, seafood appears in many forms across the island’s diverse menus. Fish like snapper and grouper are commonly served fried, grilled or curried, and fresh lobster, shrimp and crab pair equally well with bright, citrusy marinades and hotter Caribbean spices alike.

However, Roatán’s culinary identity extends well beyond the realm of seafood. Baleadas, one of Honduras’ most iconic dishes, are found everywhere from cafés to market stalls. At their simplest, baleadas are thick flour tortillas folded around refried beans, cheese and cream, often with additional fillings like eggs, avocado or meat. They are filling and deploy comforting — a favorite of locals and visitors alike. Coconut bread is another favorite. Slightly sweet and delicately soft, it is eaten with soups and seafood or enjoyed on its own. Anyone with a sweet tooth should try yuca cake, an indulgent dessert made with sweetened grated cassava (yuca) and coconut milk.

Welcome to the Roatán Chocolate Factory

Our cacao comes from Wampusirpi, near the Río Plátano Biosphere Reserve in Honduras, where local farmers grow and harvest cacao using traditional methods. After harvest, the beans are fermented and sun-dried before being transported to Roatán, where they are roasted, ground, refined, and packaged into chocolate.

The factory works directly with Indigenous communities and supports sustainable cacao production and rainforest conservation through its sourcing practices. By keeping the process local, the company helps support jobs and small-scale farming in Honduras while producing fresh chocolate made from natural ingredients.

Visitors are welcome to stop by the West End location to learn more about the chocolate-making process and sample a variety of products. You can also find Roatán Chocolate Factory products at Macaw Market and Isla Tropicale. Whether you are looking for a tour, a gift, or a local treat, it is a chance to experience chocolate made from tree to bar in Honduras.

DIVERSE DINING EXPERIENCES

The look and feel of Roatán’s food scene is as varied as the food itself. Across the island, seating at waterfront restaurants spills out onto the beaches and docks, where diners enjoy a meal just footsteps from the water. Eateries range from humble cafés to relegated fine dining establishments.

In places like Coxen Hole and French Harbor, roadside grills, lunch counters and family-run kitchens serve the staple foods enjoyed by locals every day. The Roatán Farmers Market, held on Saturdays at Politilly Bight, is one of the places where local fishermen bring fresh catch every week, along with everything from locally roasted coffee and fresh fruit juices to island honey and fresh baked goods.

Some of the most dynamic dining in Roatán takes place in West End. Here, the narrow waterfront strip is crowded with cafés, seafood grills, bars, bakeries and coffee shops offering a diverse range of food and drink along the shoreline. Lunch might be a casual meal of fresh tortillas, fried chicken and coconut rice purchased from a roadside stand and enjoyed on the beach, and dinner might be an elegant seafood dinner on a patio overlooking Half Moon Bay.

The island’s cuisine reflects its Caribbean surroundings, with fresh seafood and locally sourced ingredients playing an important role in many dishes. For visitors, dining locally is more than simply having a meal—it is an opportunity to experience the island’s culture, flavors, and hospitality. Restaurants also provide welcoming spaces where travelers can relax, connect with family and friends, and enjoy their time on the island. SIPPING THE ISLAND SPIRIT

Roatán’s drinking culture mirrors its food scene in that it is relaxed, social and diverse. Beach bars in West and West Bay pour rum punches and Honduran beers, and non-alcoholic options like local fruit juices — watermelon, tamarind, pineapple and passionfruit — are widely enjoyed. Honduran coffee, typically served strong and dark, is common in local cafés.

Rum holds a particularly important place in the local beverage scene, and it’s an ingredient of many light, refreshing cocktails. That being said, Roatán’s signature drink, called the Monkey Lala, is quite different. A creamy, frozen delight made with vodka, Kahlua, coconut cream and chocolate syrup, it is essentially a boozy milkshake for adults.

Beer aficionados will discover a growing craft beer culture in Roatán as well, with places like Palmetto Bay’s Roatán Island Brewing Company leading the way. Light and crisp, Salva Vida Beer is considered the national beer of Honduras, and it is served island-wide.

Beyond the Shore: Where Roatán Slows to Your Rhythm

Roatán is best understood from the water, where the island’s pace softens, and its natural rhythm takes over. The island lies along the Mesoamerican Reef—the second-largest barrier reef in the world—where warm, protected waters create exceptional conditions for snorkeling. Just offshore, coral gardens and reef walls support an extraordinary range of marine life, from parrotfish and angelfish to sea turtles and eagle rays. Parrotfish play an essential role in this ecosystem, grazing on algae that grows on coral. In the process, they break down bits of coral into fine particles, later expelled as sand. Over time, that sand settles along the shoreline, meaning the beaches of Roatán quite literally begin on the reef.

Experiencing this vibrant reef is as much about how you explore it as where you go. Amavi Charters has spent years refining a more elevated way to enjoy it. A professional crew, thoughtful service, and a menu shaped by the best of what’s in season come together naturally. When the breeze builds, sailing becomes part of the experience—quiet, grounding, and deeply connected to the environment. YOUR GUIDE TO WATER EXCURSIONS AROUND ROATÁN

The island sits above one of the world’s great underwater ecosystems. Here is how to make the most of every moment you spend on, in, and beneath the water.

There is a reason divers circle Roatán on their bucket lists before they have even booked a flight. The island sits within the Mesoamerican Barrier Reef System — the second longest barrier reef on earth — and the water that surrounds it is, quite simply, extraordinary. Warm, clear, and teeming with life, it offers something for every level of experience and every kind of curiosity.

But the reef is only the beginning. For those who live here, or who are planning to make it home, the surrounding waters become a playground that never grows old. Whether you are a seasoned diver, a first-time snorkeler, someone who simply wants to feel the wind in your hair on a sunset sail, or a family looking for a day that the children will talk about for years, Roatán delivers.

This guide covers the water excursions that define life on the island — not as a tourist itinerary, but as a picture of the aquatic life that awaits you as a resident.

DIVING THE REEF

If you are not already a certified diver, arriving on Roatán is as good a reason as any to become one. PADI certification courses are widely available on the island and can be completed in as little as three to four days. The instructors are experienced, the conditions are ideal for beginners, and the first time you descend beneath the surface of Roatán’s waters, you will understand immediately why people dedicate their lives to this.

For those who are already certified, the reef offers a lifetime of exploration. Sites vary dramatically in character. Sandy Bay and the Half Moon Bay Wall are popular with those who enjoy drift diving, where the current carries you effortlessly along vertical walls draped in coral and patrolled by eagle rays. Mary’s Place, widely considered one of the Caribbean’s finest dive sites, is a dramatic underwater canyon where black coral, massive sponges, and sea turtles create a scene of almost theatrical beauty.

Modern-day Roatán has evolved from a sleepy Caribbean outpost, reliant on its lobster and shrimp industry, boat building and low-key tourism to become a snorkeler’s and scuba diver’s paradise.

Onboard ‘Roatán Malarkey Charters’ is Mal Forrest, known for his professionalism, expertise and customer care. Mal has been teaching, guiding and curating snorkeling and diving activities on Roatán for over 20 years. His customized, private tours encompass the very best of the island, exploring away from the crowds above and below the water.

WHAT TO KNOW BEFORE YOU GO

The diving season in Roatán runs year-round, though visibility is typically at its best from March through September. Water temperatures hover between 78°F and 84°F throughout the year, which means a 3mm wetsuit is comfortable for most divers. If you plan to dive regularly after your move, many expats find it worthwhile to purchase their own equipment rather than rent indefinitely — the island has several reputable dive shops where gear can be serviced and supplies replenished.

SNORKELING FOR EVERY LEVEL

Not every water adventure requires a tank on your back. Roatán’s snorkeling is world-class in its own right, and the accessibility of the reef from shore in certain areas means that extraordinary marine encounters are available to virtually anyone willing to put on a mask.

West Bay Beach is the most popular entry point for casual snorkelers, and for good reason: the reef begins just a short swim from the shoreline, and the shallow sections teem with parrotfish, angelfish, and the occasional nurse shark resting on the sandy bottom. For a more immersive experience, guided snorkel tours take small groups out by boat to sites that are harder to reach independently, often including visits to sea turtle cleaning stations where the animals gather in remarkable numbers.

Families with children will find that Roatán is one of the most rewarding places in the Caribbean to introduce young swimmers to snorkeling. The calm, protected waters and the sheer density of marine life mean that even a short excursion tends to produce the kind of wide-eyed wonder that stays with children for decades. Several operators offer shallow water reef tours specifically designed for younger guests, with knowledgeable guides who bring the ecosystem to life through storytelling as much as instruction.

SAIL ING, K AYAK ING, AND L IFE O N THE S URFACE Not every great water day begins and ends beneath the surface. Roatán’s coastline rewards those who explore it at the waterline as much as those who go below it, and the island’s sailing culture is one of its quieter but genuinely wonderful features. Catamaran day trips are a staple of island life and a perfect way to experience multiple environments in a single outing. A typical excursion might take you out to a secluded reef for snorkeling in the morning, anchor in a sheltered bay for lunch, and return to port in time for a spectacular Caribbean sunset. Private charters are available for those who want a more personal experience, and many expats opt for these when family and friends visit from abroad. Unforgettable Experiences

Embark on an unparalleled journey through tropical waters with our luxury yacht.

Feel the gentle breeze and the warmth of the sun as you glide through stunning scenery.

Our meticulously maintained vessel offers the perfect combination of elegance and comfort, ensuring a seamless and memorable journey.

Kayaking offers something different: quiet, independent exploration of the mangrove lagoons and sheltered inlets that line parts of the island’s northern coast.

These ecosystems are extraordinary in their own right — the mangroves serve as a nursery for juvenile reef fish, and paddling through them at dawn or dusk offers encounters with herons, kingfishers, and the occasional manatee.

Several outfitters rent kayaks by the hour or half-day, and guided mangrove tours are available for those who want context and interpretation alongside the experience.

Stand-up paddleboarding has grown significantly in popularity in recent years and is now widely available at beach clubs and water sports operators along West Bay.

The calm morning waters are ideal for beginners, while more experienced paddlers sometimes venture out along the reef edge for a bird’s-eye view of the underwater world below.

FISHING: SPORT AND SUBSTANCE

Roatán sits at the edge of deep Caribbean waters, and the fishing here is genuinely exceptional. The underwater topography drops sharply off the reef edge into water thousands of feet deep, which means that world-class offshore fishing — for marlin, wahoo, mahi-mahi, and tuna — is accessible within a relatively short boat ride from shore.

Sport fishing charters operate year-round, and the captains who run them tend to be deeply knowledgeable about the local waters, the seasonal movements of fish, and the techniques that produce results. For those who prefer a more relaxed approach, reef fishing for snapper, grouper, and jack is a popular pastime that requires little equipment and can be done from a small boat or even from the pier at certain times of year.

It is worth noting that a number of established conservation zones around the island’s most sensitive reef areas prohibit fishing, and reputable operators are careful to observe these boundaries. Responsible fishing is part of the culture here, and it is one of the reasons the waters around Roatán have remained so abundant. Come TIKI With Us. WH ALE S H AR KS AND S EAS O NAL S P ECTAC LES One of Roatán’s most extraordinary water experiences is one that most visitors never even know to look for. Each year, typically between February and April, whale sharks congregate in the waters around the Bay Islands — and swimming alongside the largest fish on earth is an experience that defies easy description. Whale shark encounters are not guaranteed, and responsible operators are careful to manage group sizes and proximity to ensure that the experience does not disturb the animals. But when conditions align and you find yourself in the water with one of these gentle giants, it is the kind of moment that resets your sense of what is possible in the natural world. Several dive and snorkel operators offer whale shark excursions during the season, and they book up quickly — it is worth planning ahead if your visit or your transition to the island overlaps with the window. The same stretch of the western Caribbean also sees regular visits from bottlenose and spotted dolphins, rays, and hawksbill turtles throughout the year. These encounters tend to be unplanned — a dolphin riding the bow wave of your catamaran, a turtle surfacing EQ Õ¼ beside your kayak — and they are among the small, unrepeatable gifts that come with building a life this close to the water. 128 EXPERIENCES

MAKING THE WATER PART OF YOUR LIFE

For those considering a permanent move to Roatán, the island’s aquatic life is not simply an amenity — it is, for many, the central reason they came and the central reason they stayed. The expats who settle most happily here tend to be those who found a way to integrate the water into their regular routine: a morning swim before work, a weekly dive with friends, a Sunday kayak through the mangroves with the family. The infrastructure for all of this is wellestablished. Dive operators, charter companies, equipment rental shops, and water sports outfitters are distributed around the island, particularly concentrated along the West Bay and West End areas. The community of water enthusiasts — divers, sailors, anglers, paddlers — is welcoming and deeply knowledgeable, and new residents consistently find that their shared love of the sea is one of the fastest routes into the island’s social fabric. You do not need to be an experienced mariner or a certified diver to fall in love with the water here. You simply need to step in.

PLANNING YOUR FIRST CHAPTER

Every successful relocation begins not with a plane ticket, but with a plan. The expats who settle most smoothly into island life are almost always those who gave themselves a structured transition period — a window of weeks or months during which they lived as residents rather than tourists, without yet committing irrevocably to any single decision.

Use this time deliberately. Establish a morning routine that reflects the life you are building rather than the holiday you are leaving behind. Shop at local markets. Sit in on community events. Introduce yourself to neighbors. The island reveals itself differently to those who slow down and pay attention — and what you discover in those quieter, unhurried weeks will shape every decision that follows, from the neighborhood you choose to the pace at which you make your move permanent.

It is also worth arriving with a short list of practical milestones: open a local bank account, identify your preferred medical provider, locate the services you will use regularly. None of this is complicated, but ticking these boxes early transforms Roatán from a place you are visiting into a place that is genuinely yours. By the time you are ready to make the move official, you will not be starting from scratch — you will already be home.
