The Keys

The Florida Keys have no analog in the continental United States. Geographically, they are utterly unique—a chain of 1,700 small, semi-tropical islands arching over 100 miles from Key Largo to Key West, connected by a series of bridges along US 1. For avid anglers and divers, there may be no place like it anywhere.

The islands lie along the Florida Straits, dividing the Atlantic Ocean to the east from the Gulf of Mexico or Florida Bay to the west. Every island and village along the archipelago afford immediate access to the two distinct bodies of water. On the Gulf of Mexico side, also known as the Florida Bay, boats can enter the Back Country, the vast marshy basin where the Everglades empty into lagoons near the Gulf of Mexico, casting for snook, tarpon, and redfish. On the Atlantic Ocean side, premier sport fishing—sailfish, marlin, mahi mahi—wait just a few miles offshore.

The Keys are also a renowned diving and snorkeling destination, as well as the site of North America’s only living coral barrier reef. Key Largo, 50 miles south of Miami, is known as the “Diving Capital of the World” because of its vast reef ecosystem that includes the underwater John Pennekamp Coral Reef State Park and numerous artificial reefs surrounding scuttled ships.

Expect warm weather, salty sea air, and a relaxed pace—perfect for fishing, boating, delicious seafood, and stunning sunsets. It’s a place where you can explore nature, history, and a unique local vibe all in one.

Sunsetting in the Sunshine State

A Relocation Guide for the Florida Keys

Ever since they were first charted by the famous explorer Ponce de Leon, the Florida Keys have been surrounded by a certain mystique. While no one really knows if the Spanish navigator was looking for the Fountain of Youth when he arrived in the area, many these days believe you can find it in these far stretches of the Sunshine State. When people think of fabled places like Key West, the vision of idyllic, carefree living pops into people’s minds.

The truth of the matter is, of course, more complicated. The Florida Keys are a lot of different things to a lot of different people. And more importantly — they are a lot of different islands! Spread out over a three-hour drive from Miami, we are talking about 1,700 islands in total, with only a handful actually populated. Forty-three bridges connect them from Key West to the mainland. And in between, very different communities can be found.

Key West is the most famous of all, immortalized by the writer Ernest Hemingway. Romanticized as a beachcomber’s paradise, its reputation as a party town is bolstered by tourists seeking a little rest and relaxation.

Quieter than bustling Key West is the Upper Keys, the northern region of the Keys composed of Key Largo, Islamorada, and other small islands. Here, the crystal-clear ocean is the main attraction, offering ample opportunity for watersports and marine life watching. Residents enjoy a slow-paced, relaxing lifestyle in the region’s many coastal towns.

There are several other communities throughout the Keys that offer something unique to residents. For example, the lesser-known Marathon is more of a bedroom community with a small-town feel. Wherever you’re relocating to in the Keys, you’ll have an individual area’s vibe to settle into.

What certainly does connect all of the keys, aside from US Highway 1, is the laid-back lifestyle ruled by the fact that you’re a short walk from the water no matter where you are. With water on all sides within a few blocks and the mainland far in the distance, you are in another world, unlike life in places like Miami or Palm Beach.

Another key difference is what it’s like when you’re relocating here. While you may have moved in the past, moving down here has its own set of elements that many people may not expect. That is why we are here to prepare you for your big change. From logistical considerations to cultural adjustments you’ll want to be ready for, it’s best to know before you go to make your Florida Keys transition go as smoothly as possible.

Ready to leave the land-loving life behind? Here are a few tips to get you started.

Go With the Pros

A lot of people might be tempted to rent their own truck and enlist a few friends to help them move their belongings when moving to a new home. And even when professional movers are engaged, it’s often true that not a lot of effort goes into finding a company for the job. But when it comes to the Florida Keys, you will need to do your homework.

The logistics of moving down here have several challenges that only a seasoned pro will know to expect. For example, truck access can be limited in many parts of the islands. Alternate strategies may be necessary to get your belongings down the last mile and into your new home. In some cases, for waterfront properties, it may even be necessary to bring in some of your items by boat! A number of innovative approaches may be necessary thanks to the nature of the topography, an element that makes living here all the more exclusive.

But the point here is that you want to leave the guesswork out of your moving experience. Make sure your professional movers have been to this rodeo. Research their track record when it comes to their Florida Keys jobs. You don’t want to go with some random Miami company that’s never made it south of Homestead!

Understand Your Space

One thing you’ll find almost immediately is that despite living on a group of relatively small islands, the Florida Keys are loaded with open space. While there are great population centers like Key West and Key Largo, you’ll want to be prepared to have everything you need to keep yourself busy and active.

Lots of people keep a boat down here, and you’re likely to have some dock space locked down for yourself, whether it’s right on your property or in a marina slip. Exploring the waters in the area can make for endless diversions and fun. But do make sure you’ve also got a solid dry dock option ready in case the weather gets temperamental.

The same goes for your home. Making sure your house is adequately prepared for the area’s sometimes challenging storms isn’t something you want to wait for the last minute to do. Before moving in a single box, be sure the house has a solid roof and sturdy storm shutters.

Get Ready for a Lifestyle Adjustment

While many successful people expect everything to be done quickly and efficiently, life in the Florida Keys is a little different.

The famous conch vibe here is for real, and you will almost immediately sense the slower pace around here. For some people coming from a city atmosphere, it can sometimes feel disorienting. Which we totally get! After all, you didn't get to where you are by just sitting around!

But don't forget why you came here. Long afternoons of fishing. Enjoying a cocktail at a friendly bar while watching a magnificent sunset. Soaking in the warmth and sunshine every day of the year. This is an atmosphere that sets a different tempo. Relax into the vibe. You've earned it!

Expect Exclusivity

The median home prices in the Florida Keys are three times higher than on the mainland. Because of their remoteness, everything from food to fuel is similarly more costly. That makes for an exclusive atmosphere and a community of high-end peers who expect only the best. There are outstanding medical facilities, great schools and fine restaurants sprinkled throughout the islands. You're living in a place that most people can only dream of — and you're still enjoying Florida's tax-free environment. Settle into an elevated lifestyle in a refined atmosphere.

Our Advisory Fees

Ocean Sotheby’s International Realty and our advisors are compensated on a commission basis. Your Buyer Broker agreement details the advisory fees, which may vary depending on the property you purchase.

Seller Paid and Brokerage Commission

  • The seller has offered to pay a commission to the buyer’s broker.
  • The seller offers only a portion of the commission you have agreed to in the Buyer Broker agreement. This would require you to pay any portion of our commission not paid by the seller unless you condition your purchase offer on the seller paying all of your commission obligation to us, and the seller accepts such offer.

Buyer Paid and Brokerage Commission

  • The seller has not offered to pay a commission to the buyer’s broker, or is offering less commission than the fee agreed upon in your Buyer Broker agreement – you will be responsible for the fees not covered by the seller at closing.

The Art of Coastal Living

Designing Homes in the Florida Keys

Living in the Florida Keys demands a different kind of design thinking where beauty and practicality are inseparable and where the home is shaped as much by the environment as by intention.

Here, interiors are not simply styled; they are negotiated with salt air, shifting light, humidity, and the constant proximity of the sea. The most successful homes do not resist these conditions. They respond to them.

37

Designing with Restraint, not Excess

At the heart of contemporary coastal design is a quiet discipline: remove what is unnecessary, refine what remains, and allow space itself to become a feature. Clean architectural lines, open volumes, and natural materials define this approach, but the philosophy goes deeper than aesthetics.

Materials are selected not only for appearance but for endurance. Limewash walls, weathered woods, stone surfaces, and performance fabrics create interiors that age gracefully rather than deteriorate. Nothing feels overly precious. Everything feels considered.

The result is a home that breathes with its surroundings, open enough to welcome ocean air and grounded enough to withstand it.

“Layered natural materials such as woven fibers, raw timber, rattan, plaster, and stone introduce depth and tactility.” Light as Architecture In the Keys, light is not decorative. It is structural. It defines mood, reveals texture, and shifts the entire character of a space hour by hour. Rather than controlling it, modern coastal homes invite it in. Expansive glazing, understated window treatments, and carefully positioned openings allow daylight to move freely through interiors. Pale timber, linen, and soft reflective finishes amplify this effect, diffusing brightness rather than flattening it. Even shadow becomes part of the design language, cooling, softening, and balancing the intensity of tropical sun. 39

Moving Beyond Coastal Cliché

Texture as the Quiet Signature

The familiar blue and white coastal palette has given way to something more nuanced and atmospheric. Today’s interiors draw from the subtleties of the shoreline rather than its symbols.

Where color steps back, texture steps forward. Layered natural materials such as woven fibers, raw timber, rattan, plaster, and stone introduce depth and tactility.

Muted sand tones, salt-washed neutrals, sea glass greens, coral dusk hues, and sun-faded earth colors create spaces that feel connected to place without relying on literal references.

These contrasts are what give coastal interiors their sense of ease. A room feels lived in not because it is busy but because it is layered with restraint. It is less about representation and more about impression.

Inside and Outside as One

Perhaps the most defining shift in Keys architecture is the disappearance of the boundary between interior and exterior living.

Terraces extend from living rooms without interruption. Kitchens open directly onto shaded dining spaces. Glass walls disappear entirely, replacing separation with continuity. In this environment, outdoor living is not an addition. It is the default setting.

A Quieter Kind of Luxury

Ultimately, design in the Keys is moving toward a quieter expression of luxury defined not by abundance but by alignment with place. Homes are no longer escapes from nature. They are extensions of it.

Building Better

The Future of Home Design in the Florida Keys

Across the Florida Keys, a new generation of homes is emerging, shaped by resilience, intelligence, and a deeper integration with the natural environment.

Rather than treating design as a visual exercise, homeowners and developers are increasingly approaching it as a systems based discipline: how a home performs, adapts, and supports modern living.

45

A Seamless Relationship with the Outdoors One of the most defining trends is the removal of the barrier between inside and outside. Floor to ceiling glazing, retractable walls, and continuous flooring materials create an uninterrupted flow between interior spaces and terraces, lanais, and courtyards. Outdoor areas are no longer occasional use zones. They function as full-time living environments. Furnished with the same intention as interior rooms, these spaces often include integrated kitchens, lounge seating, and dining areas designed for daily use rather than seasonal entertaining.

Sustainability as Standard, not Statement ARCHITECTURE | DESIGN | PLANNING Eco conscious design in the Keys has moved beyond trend status. It is now embedded in the expectation of what a modern home should be. Energy-efficient systems such as heat pump technology, induction cooking, advanced HVAC systems, and smart water heating work alongside renewable energy sources, including solar integration and electric vehicle charging infrastructure. Equally important is material selection. Reclaimed timber, bamboo, recycled metals, and locally sourced stone are increasingly used not for aesthetic novelty but for environmental responsibility and long term durability. Sustainability here is both ethical and practical. Live Exceptionally. QC [email protected] sandbardesignstudio.com 47

Smart Resilience for Coastal Conditions

Innovation is also being driven by necessity. Homes in the Keys must be designed for exposure to heat, humidity, salt, and extreme weather.

As a result, smart home systems are now paired with structural resilience. Impact rated glazing, reinforced roofing systems, elevated foundations, and integrated backup power solutions are becoming standard features in high end construction.

Technology and engineering work together to create homes that are both responsive and robust.

Flexible Living for Modern Lifestyles

Interiors are being designed with adaptability in mind. Spaces are no longer assigned single purposes but designed to evolve.

A guest room may function as a home office. A media room may shift into a fitness space. Large open plan layouts allow kitchens, dining areas, and lounges to flex depending on occasion and occupancy.

This adaptability reflects a broader shift in lifestyle toward hybrid work, extended family living, and multi-use environments.

Technology and engineering work together to create homes that are both responsive and robust.

Wellness as a Design Principle

Wellness has become central to residential design thinking. Homes are increasingly shaped to support physical comfort and emotional balance.

Spa like bathrooms, calming bedroom environments, natural ventilation, and abundant daylight contribute to a sense of ease. Outdoor pools, shaded gardens, and restorative landscape design extend this philosophy beyond the walls of the home.

Design with Intention

The future of building in the Keys is not about excess. It is about intention. Homes are being designed to function more intelligently, live more lightly, and respond more naturally to their environment.

Life by the Water

Life by the Water: Why the Florida Keys Change the Way You Live

Daily life in the Keys naturally turns outward.

Mornings begin near the water’s edge. Movement often happens by boat as much as by road. Errands, commutes, and social time frequently involve canals, marinas, and open water routes.

Homes reflect this orientation. Docks function as entry points. Outdoor areas carry as much weight as interior rooms. Proximity to water access often determines both lifestyle convenience and property value.

In this context, the ocean is not a destination. It is infrastructure.

Homes are designed to open outward, both physically and experientially.

The Psychology of Living Near Water

Beyond lifestyle logistics, there is a more subtle transformation that occurs when living by the sea.

Research into what is often referred to as the “Blue Mind” state suggests that proximity to water is associated with reduced stress, increased calm, and improved emotional regulation.

The presence of water encourages slower thinking, longer pauses, and a softer sense of urgency.

In the Keys, this is not an occasional experience.

It becomes the baseline.

Daily routines naturally shift. Walks along the shoreline replace hurried commutes, swimming and kayaking become regular movement, and time outdoors becomes less of an escape and more of a default setting.

Homes that Dissolve Boundaries

Architecture in waterfront communities reflects this psychological shift.

Homes are designed to open outward, both physically and experientially.

Expansive terraces, covered outdoor living rooms, and kitchens that extend into exterior dining spaces create environments that feel continuous rather than divided. Breezeways and shaded walkways link structures, while verandas and porches extend living space into the landscape.

Even traditionally interior functions such as cooking, relaxing, and gathering frequently migrate outdoors.

57

Designed for Climate, Built for Life

Outdoor living in the Keys is not purely aesthetic. It is also practical.

Materials and landscaping choices are shaped by salt exposure, humidity, and seasonal storms. Hardscaping, native planting, and durable construction methods replace high maintenance lawns and fragile finishes.

The result is an environment that is both beautiful and resilient, designed to withstand conditions while enhancing daily use.

A Slower, More Connected Rhythm

Ultimately, life by the water is less about escape and more about recalibration.

The presence of the ocean does not remove complexity from life, but it changes how that complexity is experienced. Days feel more open. Time feels less compressed. Home becomes something that extends far beyond its walls.

In the Keys, the water does not sit beside life. It quietly reshapes it.

Unlocking the Keys

Unlocking the Keys: The Ultimate Checklist for Selling Your Property

Unlocking the Keys:

The Ultimate Checklist for Selling Your Property

Endless outdoor adventures and incredible natural scenery make the Florida Keys an inviting place to call home. Before enjoying sun-kissed days on the water, it is important to thoughtfully plan a relocation to the area. Preparing to sell a home and move to the Florida Keys can take several months or more, so organization and knowledge are essential. From staging the current home to maximize its profit to planning the specifics of a relocation, many tasks await hopeful Keys residents. With a helpful checklist, tackling those essential tasks is easier, allowing for a seamless relocation.

Prepare to Sell

Preparing a home to sell is the first step in making life in the Florida Keys more than just a dream but a reality. Long before the “for-sale” sign goes in the front yard, homeowners should prepare their home for a successful sale. Consider these important steps before listing the home.

Stage the Home

Properly staging a home can help attract buyers and showcase the home’s best features. Since clutter, dirt and unkempt outdoor areas can deter buyers, it is essential that the home looks its best during showings. Homeowners can start to stage their home by decluttering and depersonalizing the space. Clear off surfaces like coffee tables and countertops, and minimize decor on bookshelves and in hutches. Remove any family photos or personal mementos — remember, sellers should showcase their home as a blank slate so that potential buyers can envision themselves in it. Finally, consider touching up any paint in need of a refresh. Painting a colorful home in a neutral shade can also make it easier for buyers to see themselves in the home.

Outdoor spaces are important, too. Give the property a refresh by ensuring landscaping areas are free of weeds, with flourishing greenery and flowers. Keep the lawn freshly mowed when the house is on the market. Feature patios, decks, porches and other inviting outdoor spaces to attract buyers.

Inspect the Home

A home that is about to go on the market should be more than aesthetically pleasing. It should also be in good condition, with evidence of that condition available to buyers. Scheduling a prelisting home inspection can ease any stress related to the home sale. Buyers will want to complete their own inspection before they buy, but a prelisting inspection ensures that the sellers do not have any surprises. An inspector will evaluate the interior and exterior condition of the home, focusing on the home’s major elements. The roof, structure and foundation, windows and doors, walls and ceilings and major home systems, including HVAC, plumbing and electrical, will be assessed. The inspector will then generate a report, which the seller can share with potential buyers and their agents, indicating the satisfactory condition of the home.

Put the Home on the Market

Once the home is ready to list, connect with a knowledgeable real estate agent to expedite the sale. Talk to the agent about goals and moving plans. Homeowners who have already found their new home in the Florida Keys may need to sell more quickly.

Evaluate Finances

Selling and buying a home at the same time can be stressful, so it is important for homeowners to consider their finances before relocating.

Selling before buying can be a simpler process — sellers can use the profit from their home sale to put toward their new home in the Florida Keys, without the need for balancing new mortgages. However, if a dream island home appears before the home sells, several financing tools are available to ease the burden. Consider home equity lines of credit, bridge loans or rent-back agreements to assist with financing of the new home.

Consider, too, the cost of moving. These expenses vary significantly based on the distance of the move, the size of the home and the services needed — a cross-country move to the Keys with full-service movers that pack and transport the goods can cost more than the seller renting a moving truck and packing their own belongings. Contact several moving companies to compare quotes.

Finally, consider the fees associated with both the home sale and home purchase. Ask about closing costs, agent commissions, title transfer fees and more to avoid any surprises on closing day.

Welcome home! Arriving in the Keys means more than finding the right marina, club, or contractor. For families with significant wealth, it also means building a local advisory circle that understands the rhythm of the community and can sit across the table when important decisions arise. Plan the Move

The home has sold, and living in the Florida Keys is one step closer to reality. With a closing date set, sellers can now plan for their move. Consider these final steps before relocating:

  • Schedule movers prior to the closing date.
  • Book a professional cleaning service to clean the home upon move-out.
  • Make temporary living arrangements, such as a hotel or short-term rental, in the Keys if necessary.
  • Schedule installation services, such as utilities, cable and internet, for the new home in the Keys.
  • Pack a “go box” with essential documents, basic cleaning supplies and toiletries so that it’s on hand upon arrival in the Keys.

A Successful Move

Before relocating to the Florida Keys, plan for a successful move by preparing the home, finances and a to-do list.
