For the past several years, as Owner/CEO, I have witnessed firsthand the dedication of our incredible Red Oak agents and staff who have served this region since 1976. It is their passion for the East Bay, for our streets, our schools, and our people, that makes me proud. Beyond their commitment to our local real estate industry, their passion extends to making a difference through community service and philanthropic initiatives, supporting a variety of causes and non-profit efforts throughout the area. As we celebrate our 50th anniversary as a seriously local brokerage, I want to extend my deepest gratitude to every member of Red Oak for five decades of genuine commitment to the community.

ROOF

For over 40 years, Red Oak agents & partners have donated $1.7M+ to East Bay charities through ROOF. 14 RED OAK REALTY

GIVING BACK

The Red Oak Opportunity Foundation (ROOF) was established in 1985 when our community of agents witnessed the emerging issue of homelessness in the East Bay. We were helping people buy and sell properties every day, yet so many others were going without a home. Our agents decided to donate a percentage of each commission back to the community, and ROOF was born.

From the beginning, ROOF funds were directed to organizations that weren't receiving significant funding elsewhere, with a focus on housing and education. Any remaining money was donated on a discretionary basis. Ten years after its formation, our contributions were recognized when the mayor of Berkeley issued a proclamation declaring a Red Oak Realty Week for the city.

In 1996, one of our clients, who wished to remain anonymous, was so impressed with ROOF that they offered to match whatever funds were raised that year. To accept this generous offer, ROOF formally became a 501(c)(3) nonprofit charitable organization, making all contributions tax-deductible. As a result, ROOF has vastly increased contributions from clients, business associates, and agents alike.

Sipping and Savoring in Berkeley

Sipping and Savoring in Berkeley: East Bay’s Beer Capital

It wouldn’t be entirely fair to single out Berkeley as the East Bay’s only destination for craft beverage enthusiasts, but its role in shaping the American brewpub movement is undeniable. The city was home to some of the Bay Area’s most influential early breweries in the 1990s, long before today’s craft beer boom. Now, the West Berkeley corridor is a hub for some of the East Bay’s best brewing companies, where you’ll find both innovative new releases and well-executed classics. It’s an ideal place to explore the range of styles, from hop-forward West Coast IPAs to complex, barrel-aged sours. Beyond beer, Berkeley offers a well-rounded drinking and dining scene. Brewpubs, beer gardens, wine bars, and cocktail lounges are scattered throughout the city, many pairing drinks with thoughtful, elevated menus. For a broader culinary experience, North Berkeley’s Shattuck Avenue remains a go-to for diverse and destination-worthy dining.

Getting Outside: East Bay Parks and Picnic Spots

From the shores of San Francisco Bay to the hills of Berkeley and San Leandro, opportunities to explore the outdoors are never hard to find in the East Bay. Parks and trails throughout the area provide the perfect setting for an invigorating hike, a romantic picnic, or both.

Roberts Regional Recreation Area in the Oakland hills anchors the city’s best picnic landscape, offering shaded redwood trails, BBQ pits, and the quieter Bay Vista Picnic Area for those seeking a more intimate spot among the trees. Just a short drive away, Joaquin Miller Park rewards picnickers with sweeping views of the Bay Bridge and SF skyline, while Lake Temescal in Rockridge offers a gentler afternoon beside a calm lake with an easy one-mile loop. For those who prefer the energy of the city, Pine Knoll Park along Lake Merritt delivers lakeside views, roaming vendors, and easy access to the shops of Lakeshore Avenue, making Oakland a city where a perfect picnic is never far away.

For a more adventurous outing, Reinhardt Redwood Regional Park is a rugged, 1,833-acre park that contains the East Bay’s largest remaining natural stand of coast redwoods. Beautiful and pet-friendly, the park offers shady picnic areas and an extensive system of hiking, biking and horseback riding trails.

Your Guide to East Bay Hiking Trails

The East Bay Regional Park District offers one of the most extensive and diverse trail systems in the United States, making it a premier destination for hiking and outdoor recreation.

Spanning 73 parks, over 126,000 acres, and roughly 1,330 miles of trails, the East Bay provides an extraordinary range of landscapes, from rolling hills and dense redwood forests to shoreline marshes and rugged wilderness.

RED OAK REALTY 45

46 RED OAK REALTY

Trails in the East Bay are designed for all experience levels, offering options for beginners, families, and experienced hikers alike. Visitors can enjoy short, easy loops or take on more challenging backcountry hikes with steep terrain and longer distances, allowing for a flexible and personalized experience.

A key feature of East Bay hiking is its diverse environments within a single park system. Coastal and shoreline trails provide flat, scenic routes with wildlife viewing opportunities, while inland areas offer wooded canyons, grasslands, and more remote landscapes.

The park system also supports multi-use access and connectivity, with trails shared by hikers, cyclists, and equestrians, and with networks that link multiple parks for longer journeys. In addition to recreation, these trails play an important role in conservation and education, protecting wildlife habitats while encouraging exploration and appreciation of nature.

Considerations for Sellers

What are the first steps a homeowner should take when considering selling their home?

Agent Consultation: The most critical first step is to speak with an agent to discuss the reasons for selling, which will inform subsequent actions.

Determine Home Value: Homeowners should ascertain the current market value of their property.

Conduct Inspections: Getting inspections done early is advised to understand the home’s current condition before investing in non-essential updates.

What small improvements or updates can make the biggest difference when preparing a home for sale?

Paint and Light Fixtures: Interior and exterior painting and updating light fixtures are consistently cited as high-impact improvements, especially when working with a limited budget.

Curb Appeal and Landscaping: Presenting great curb appeal is critical as it sets the tone for the buyer’s entire experience and value perception. This includes improving landscaping, ensuring a clean facade, and maintaining paint in good condition.

Deep Cleaning and Staging: Deep cleaning (including windows) and professional staging are essential steps for preparation.

Key Surface Updates: Small updates to surfaces such as faucets, light switches, and door knobs make a difference. For kitchens and baths, updates like refinishing surfaces, installing new countertops/ backsplashes, or resurfacing the tub and vanity offer a large return on investment.

How can sellers determine the right listing price for their property in the current market?

Consulting a Local Real Estate Agent: Determining the right listing price requires working closely with a knowledgeable local Realtor who can examine data, market trends, and review comparable sales (“comps”), including what has sold, is pending, and is coming onto the market.

Assessing Home Condition and Preparation: Sellers must fully assess the current condition of their home and the extent of preparation undertaken, as this is factored into the final pricing decision alongside market comparisons.

Strategic Pricing: The listing price should be chosen as a marketing strategy to attract potential buyers, taking into account current market conditions.

How important is staging, and what are some simple ways sellers can make their home more appealing to buyers?

Importance of Staging: Staging is considered critically important, extremely important, and usually very important by responding agents, with one agent stating the only exception is if the property is being sold as a contractor special.

Impact on Buyers: Staging helps buyers visualize the space, as an empty home often looks smaller and is harder to imagine. Staging is crucial for creating desire, emotion, and the “dream” lifestyle, allowing buyers to envision themselves living in the space.

Value of Professional Staging: While it can be pricey, the right staging will tremendously improve the feel of the house.

Simple Ways to Appeal to Buyers: Sellers should include exterior spaces when considering staging.

What are the most common mistakes homeowners make when selling their property?

Pricing and Market Alignment: The most common mistake is overpricing the property, often compounded by taking market trends personally and refusing to trust or listen to the agent’s guidance and comparable sales data.

Preparation and Improvements: Homeowners frequently make poor choices during preparation, such as over-improving the property (spending money on improvements that don’t translate to a higher selling price) or not prepping enough (e.g. needing systems replaced).

Staging and Presentation: Refusing to stage the home is a common error, as agents advise on finishes and colors appealing to current buyers; being “penny wise and pound foolish” by avoiding necessary costs like staging can result in lower net profits.

Accessibility: A lack of easy access for showings is also listed as a major mistake.

How long does the typical selling process take, from listing to closing?

Typical Timeline: The overall selling process, from listing to closing, typically takes about 5–8 weeks, with one response narrowing the timeframe to around 3–4 weeks, depending on the time of year and pre-marketing enhancements.

Preparation Phase Variability: The duration of the preparation phase is highly variable, ranging from a few weeks to a few months, and depends on the amount of prep the seller chooses to do. Some sellers start discussing the sale a year out, while others want to list in two weeks.

Total Process Duration: Accounting for prep, pricing, market time, and closing, the entire process can take approximately 3 months.

Staging helps buyers visualize the space, as an empty home often looks smaller and is harder to imagine.

What overall impact does professional photography and marketing have in attracting buyers?

Criticality of Online Presence: Professional photography and marketing are considered either “critical,” “huge,” or “major” due to the fact that the first “sale” is made online. The property is often first seen online, and everything is judged in the first 10 seconds.

Attracting Buyers: The right photos and marketing draw buyers to the home, and the pictures need to excite people enough to make them want to see the house in person.

Key Marketing Tools: Photography and video are the most important marketing tools in the current environment, ensuring that the right agents and buyers see the property.

Professional Investment: One respondent hires professional photographers for every listing they have, enhancing each property’s presentation.

How can sellers best prepare their home for showings and open houses?

Pre-showing Preparation: Homes are typically cleaned, staged, and marketed prior to showings. Essential preparation includes staging, cleaning, and gardening.

Seller’s Role and Agent Support: Sellers often move out before showings, relying heavily on their agent to handle the prep, staging, and marketing.

Creating a Welcoming Environment: A key focus is making the home feel welcoming and light, which is considered more of the agent’s job than the seller’s.

Market Impact: In some markets, moving out, proper prep, and pricing leads to most homes being under contract within two weeks.

A key focus is making the home feel welcoming and light, which is considered more of the agent’s job than the seller’s.

What should sellers expect once they receive an offer on their home?

HomeResponse Time and Strategy: Sellers should expect to make a decision on an offer within one to two days at most, responding in a timely manner, and discussing the pros and cons of keeping the home on the market if initial offers do not meet expectations. It is generally noted that first offers tend to be the best.

Transaction Timeline: With proper pricing and preparation, sellers should anticipate a seamless 21 to 25-day escrow, as due diligence is often completed upfront in the current market. Most pending-to-closing timelines are seen within 25 days.

Offer Type: Due to the right pricing and prep, including thorough inspections and seller disclosures, a large percentage of non-contingent offers are still being received.

Agent Role: A local expert agent should handle the day-to-day process, ensuring a stress-free escrow and guiding the seller through a conversation to determine which offer is best, especially if multiple offers are received.

How can a real estate professional help navigate negotiations and ensure the best outcome for a seller?

Negotiation Guidance and Offer Strategy: The professional carefully assists by advising on all available options and determining the most optimal timing and method for responding to offers.

Best Outcomes for the Seller: Agents ensure the seller’s best interests are prioritized by having respectful conversations with other agents to explain the necessary steps for closing the deal, aiming to encourage buyers to submit a winning offer that maximizes the seller’s profit.

Home Preparation and Pricing: Professionals direct sellers in carefully prepping and staging homes specifically for their target buyers, ensuring thorough disclosures, and setting highly attractive pricing.

Market Knowledge and Presentation: Success is driven by the agent’s presentation, networking, and marketing efforts. Although the market ultimately determines the home’s value, agents must know their statistics and details.

Regardless of neighborhood robustness, pricing remains critical, and prices are unprecedentedly high in some areas.

What are your thoughts on selling off-market vs. full-service marketing?

Market Exposure/Maximizing Value: Full-service on-market selling is generally recommended as it exposes the home to the most people, maximizes interest, and is the ultimate way to ensure the highest and best price. Selling off-market potentially diminishes opportunities to maximize value, and a seller will never truly know what the home is worth without full market exposure.

Situational Exceptions: Selling off-market can be beneficial for sellers who value privacy or are content with a set price and a quick transaction. It can also be a good option during major life changes, such as a job transfer or relocating abroad, especially when a sale is needed before preparing or marketing the property.

General Recommendation: The strong feeling among agents is that full-service, on-market selling is in the best interest of the sellers. Conversely, selling off-market is often viewed as a “big mistake.”

Selling off-market potentially diminishes opportunities to maximize value, and a seller will never truly know what the home is worth without full market exposure.

What market trends are currently influencing home sales in the area?

Affordability and Pricing: Affordability is heavily impacting buyers, especially in more challenging areas. Regardless of neighborhood robustness, pricing remains critical, and prices are unprecedentedly high in some areas.

Supply and Demand: The market is very strong overall, primarily influenced by limited inventory and strong buyer demand.

Interest Rates and Insurance: Current mortgage rates and insurance costs are significant market trends influencing home sales.

Divergent Markets: It is a “tale of two markets,” with higher-end homes performing well while other areas face affordability challenges.

▶ How can sellers maximize the value of their home before putting it on the market?

Prioritize Preparation and Professional Consultation: Consult with an agent and trust the process by investing in the home’s preparation.

Focus on Cosmetic Improvements: Key enhancements include painting, improving lighting, and staging the home.

Decluttering and Editing: Start the editing and decluttering early, as clearing a house and rehoming family treasures is the most time-consuming part; this step is critical for increasing desirability and value enhancement, unlike other upgrades (painting, floor refinishing, updating kitchens/baths) that can be completed quickly by others.

Professional Marketing: Use professional marketing strategies to effectively showcase and highlight the property’s best features.

Speak with a Realtor even if not immediately ready to sell, as guidance provided when not in a hurry allows for a smoother, better prepared process.
▶ What documents or information should homeowners have ready before listing their property?

Property and Improvement Documentation: Homeowners should prepare documentation detailing a history of improvements (including receipts, invoices, and permits if applicable), any past defects, and neighborhood issues.

Pre-Listing Inspections: It is best practice to perform basic inspections, specifically home and pest inspections, before listing the property.

Supplemental Information: Having a roof bid or invoice, sewer lateral bid or invoice, or contact information for leased solar companies is valuable.

Legal Documents: If the property is held in a trust, the trust documents should always be readily available for review and reference.

▶ What final piece of advice would you give to someone thinking about selling their home this year?

Consult a Local Expert Agent: The most critical advice given is to always consult with a well-qualified, local expert real estate agent, as they possess a wealth of knowledge and can skillfully navigate the specific nuances of the area for the seller’s ultimate success.

Seek a Trusted Referral: Sellers should call a Realtor, ideally by asking a friend for a referral to a trusted agent who is familiar with their neighborhood.

Start Early: Speak with a Realtor even if not immediately ready to sell, as guidance provided when not in a hurry allows for a smoother, better prepared process.

Choose Red Oak Realty: One respondent advised sellers to list with Red Oak Realty, claiming that none other would provide better representation.

Market Perspective

As 2026 unfolds, the Bay Area real estate market is settling into a more balanced and stable rhythm compared with the high volatility of recent years. Buyers will find increased inventory and improved negotiating opportunities, particularly in neighborhoods that have not experienced the most intense demand. However, highly sought-after areas will continue to draw strong interest, keeping competition alive for premium homes.

For sellers, preparation and strategic pricing are more important than ever. Homes that are thoughtfully staged, well-maintained, and competitively priced are most likely to attract qualified buyers and secure favorable terms. Meanwhile, local market expertise remains a key advantage. Neighborhood trends, pricing, and buyer expectations can vary widely across the East Bay, so working with agents who know the area intimately is essential for both buyers and sellers seeking to make informed decisions.

Portugal: A Solid Choice

For many Americans, looking toward Portugal reflects a clear intention to diversify and plan for the future. Today, Portugal is a consolidated market where lifestyle, investment, retirement, and strategic positioning align.

Portugal offers a rare combination: a stable political and legal framework, high safety, and a strong standard of living with quality healthcare and education. It is consistently ranked among the best places to retire and holds one of the most powerful passports globally.

From a market perspective, accessibility is a key advantage. Attractive loan options, a competitive cost of living, and a diverse real estate landscape allow clients to choose between Lisbon and Porto, or between coastal and countryside settings. Positioned as a gateway between Europe, Africa, and the Americas, Portugal remains a strategic choice.

A MARKET BUILT FOR CONSISTENCY

The Portuguese market combines stability with sustained growth. In hubs like Lisbon, Cascais, and Porto, limited supply and strong international demand support long-term value.

Areas such as the Silver Coast, Comporta, Melides, Setúbal, and parts of Lisbon are gaining momentum, driven by improving infrastructure and international visibility. This balance allows investors to prioritize security, growth, or both.

Portugal has shown strong global resilience, maintaining growth and reinforcing its position as one of Europe’s safest investment destinations. New developments in Lisbon and Porto offer high-quality projects with strong ROI potential.

Financially, conditions remain attractive for nonresidents. Many American clients access mortgages at up to 70%, often at interest rates below 3%, enabling efficient leverage and supporting currency diversification between the US dollar and the euro.

WHY PORTUGAL RESONATES

Beyond market fundamentals, Portugal offers a broader appeal that resonates with clients.

Political and social stability, a transparent legal framework, and institutional reliability create trust. Consistently ranked among the safest countries globally, daily life unfolds at a relaxed pace without compromising sophistication or access. Integration is seamless, with an open culture and about 70% of the population speaking English. Families benefit from quality healthcare and a strong network of international schools and IB universities, making Portugal a place to invest and live. Lifestyle is a defining element, with 300+ days of sunshine and an Atlantic coastline encouraging outdoor living. Financially competitive and strategically located between Europe, Africa, and the Americas, Lisbon seamlessly combines connectivity with livability. This balance attracts retirees and younger investors, reinforcing Portugal as a top destination for lifestyle and investment.

MOBILITY AS A STRATEGY

Many international clients are exploring ways to spend more time in Europe and gain future flexibility. Portugal offers structured residency pathways, most notably the Golden Visa, with qualifying investments starting at €500,000 and covering immediate family members. The program provides European residency, minimal stay requirements, and Schengen travel, allowing clients to establish a European presence while approaching real estate strategically. Alongside the Golden Visa, Portugal offers alternative residency options, including retirement and passive income visas, the Digital Nomad visa, and entrepreneurial pathways, providing access to healthcare, education, and the benefits of living and traveling within the EU.

BRIDGING THE GAP: HOW WE SUPPORT OUR AMERICAN CLIENTS

At ORIA Real Estate Advisors, we act exclusively as a buyer’s agent, ensuring full alignment throughout the process. Over the past decade, we have worked closely with American clients, gaining deep insight into their expectations and cross-border transaction nuances. Today, 80% of our clients are international, with around 60% from the US. Every opportunity we present is curated not just for the property, but for how it fits within a broader investment strategy. We support the entire transition through a trusted network of partners, including lawyers, tax advisors, mortgage brokers, contractors, architects, and interior designers, ensuring clients proceed with clarity and confidence.

Our relationship continues beyond acquisition. Through concierge, rental, and property management services, we assist investors and pied-à-terre owners with rentals, maintenance, and daily operations. We also support personal integration, from identifying schools to accessing healthcare and local services.

A NATURAL NEXT STEP

What defines our clients today is intention. They are not simply buying property. They are making considered decisions about how and where they want to live, invest, and spend time in the years ahead.

Portugal stands out not because it promises everything, but because it delivers balance. A rare alignment of lifestyle and investment, stability and growth, and short-term enjoyment with long-term vision. Portugal is more than a destination; it is a natural next step.

Belles demeures de France

RED OAK REALTY 75

Belles Demeures de France is the Daniel Féau group’s entity for exceptional properties, serving both French and international clients.

With a network of 24 agencies in Paris and its western suburbs, Belles Demeures de France has become a benchmark in France’s luxury real estate market. The agency specializes in prestige properties, including châteaux, manor houses, and historic estates.

As an exclusive affiliate of Christie’s International Real Estate, Belles Demeures de France provides clients access to a global network of high-net-worth buyers and investors. This alliance offers unrivaled reach across the world’s most discerning markets.

Belles Demeures de France is committed to serving owners and buyers with discretion, expertise, and dedication, placing the value of each property and the quality of each transaction at the heart of its work.

TEAM & SERVICES

Belles Demeures de France brings together a team of eight highly accomplished, multilingual advisors, each selected for their expertise in the Paris luxury market and understanding of international clients, led by Marie-Hélène Lundgreen.

More than seasoned real estate professionals, they act as trusted advisors who are discreet, attentive, and personally committed to every transaction from start to finish. Fluent in the languages, cultures, and sensibilities of a diverse clientele, they connect the world’s most demanding buyers with Paris’s most prestigious addresses.

At the top end, ultra-luxury properties priced above 7 to 10 million euros remain limited in volume but represent a significant share of total value, with exceptional assets commanding over 40,000 euros per square meter.

American buyers are the largest group of foreign purchasers in the Paris luxury market.

As Marie-Hélène Lundgreen, Director of Belles Demeures de France, notes, “History, culture, art, fashion, gastronomy […] Paris will always be Paris.”

The weakening of London as a competing luxury market has reinforced Paris’s appeal among high-net-worth buyers.

The market is underpinned by financially resilient buyers. Foreign purchasers account for nearly a third of transactions above 5 million euros, with Americans leading, alongside buyers from Eastern Europe, the Middle East, and Asia. The most sought-after properties combine period character with turnkey condition, as international buyers favor apartments requiring no renovation.

At Belles Demeures de France, the quality of service is never treated as an afterthought or secondary consideration. It is, rather, the very foundation upon which every lasting relationship is carefully built, nurtured, and maintained over time.

MARKET INSIGHTS & LOCAL KNOWLEDGE

While broader real estate markets remain shaped by economic and political uncertainty, Paris’s luxury property segment continues to record strong growth.

Transactions in the high-end market have risen throughout 2025 and into early 2026, driven by a wealthy and increasingly international clientele.

According to Charles-Marie Jottras, President of the Daniel Féau group, transaction values rose 24% in January 2026 versus January 2025, with volumes up 16% year-on-year. The most active neighborhoods remain the 6th, 7th, 8th, and 16th arrondissements, alongside parts of the 17th, with strong demand extending to Neuilly-sur-Seine and the Marais.

As Marie-Hélène Lundgreen, Director of Belles Demeures de France, notes, “History, culture, art, fashion, gastronomy […] Paris will always be Paris.” The weakening of London as a competing luxury market has reinforced Paris’s appeal among high-net-worth buyers.

In uncertain times, prime Parisian real estate is increasingly seen as a long-term store of value, a rare asset class with proven resilience that is expected to preserve patrimonial value for generations.

Backed by years of industry expertise, we provide seamless end-to-end service, guiding clients from sourcing the ideal property to advising on finance, legal matters, and conveyancing, with additional support in interior design and ongoing property management where required.

NEW BUILD PROPERTY SEARCH

We work closely with all major housebuilders across London (Zones 1–8), placing us ideally to assist with your New Build Property Search.

When purchasing a new home, we begin by understanding your specific requirements and motivations. Once we have a clear picture, we provide a curated selection of potential options. We can then arrange viewings for multiple properties within a single development or organize a comprehensive tour across several developments for direct, side-by-side comparison.

This is a complimentary service for our buyers. Our fees are covered by the developers, so you receive our full expertise, market insight, and advice at no cost.

BESPOKE PROPERTY SEARCH AND ACQUISITION

As an independent buying agency, we locate and secure properties for private individuals and investors, providing several advantages. Acting exclusively on your behalf, we protect your best interests, ensuring you secure the best possible deal and make a sound investment. With unrestricted market access, we source properties on-market, off-market, or even tenanted, bypassing typical estate agent limitations. We save you time by previewing properties that meet your criteria and creating a tailored shortlist. Throughout the process, we provide impartial, expert advice. Through our trusted law firm partners, we also offer legal guidance, managing every step from start to finish for a smooth completion.

PROPERTY MANAGEMENT

Capital Homes International manages diverse rental portfolios for UK and overseas investors, providing a fully managed service covering rental, rent collection, and day-to-day property management. Depending on the property, we conduct market research to shortlist the best local agents, and once listed, we manage viewings until the ideal tenant is secured. From day one, we liaise directly with tenants, handling all communication in-house for smooth operations. Rent is collected and paid monthly, and we manage service charges, ground rent, and utility bills, assisting with yearly accounts if needed. Our service includes marketing the property, vetting tenants, collecting references, registering deposits, and providing safety and compliance advice. Ongoing management includes acting as the primary contact for residents, ensuring rent collection, arranging repairs or renovations cost-effectively, conducting routine inspections with updates, and serving legal notice at the end of tenancies.

RESIDENTIAL PORTFOLIO MANAGEMENT

Our Portfolio Management service is designed to optimise your investments. We work with portfolios of all sizes, partnering with high-net-worth individuals, families, and institutions to develop wealth and investment strategies that maximise returns regardless of property location.

Our approach begins with a comprehensive portfolio audit, reviewing each property’s status, purchase price, rental yield, and market value, alongside inspections to assess condition and guide next steps. We optimise yields for tenanted properties, provide strategic advice for vacant ones, whether to sell, rent, or renovate, and, if you choose to sell, manage the entire process from appraisals to agent selection and marketing. Once optimised, we assist with reinvestment or expansion, sourcing opportunities for high yields or capital appreciation.

SALES MANAGEMENT: ASSISTED SELLING

We start with detailed market research, identifying top-performing local estate agents based on current sales in your area. We arrange appraisals with these agencies, present the results, and work with you to agree on an asking price and negotiate the optimal fee structure for Sole, Joint Sole, or Multiple Agency instructions.

Once an agent is instructed, we act as your representative, managing them closely, holding them accountable, and providing regular feedback on viewings. Simultaneously, we market your property to our network of registered buyers, buying agents, and property professionals, generating additional interest and viewings alongside the appointed agent.

Where Design Lives

Timeless and Trending Interior Design

With its serene natural environment and a deeply rooted culture of creativity, the Bay Area is often at the forefront of interior design trends. While the trends influencing San Francisco homes are constantly evolving, many of the elements that make up current design ideas remain familiar. Timeless ideas such as using local art for decorating and drawing inspiration from Mother Nature might not seem groundbreaking, but Bay Area designers persistently discover innovative ways to refresh spaces and transform the interior design industry.

Call (510)-330-2142 email- [email protected] backinshapelandscape.online Lic # 1152506 INTEGRATING INDOOR-OUTDOOR LIVING Breaking down the barriers between indoor and outdoor living spaces has become a defining feature of Bay Area design. Northern California’s charming natural environment and temperate climate make it easy to embrace this trend, which is expected to reach new heights of popularity this year. Integrating indoor and outdoor living involves creating smooth transitions between the two. Folding doors or retractable glass walls serve as gateways to spacious covered patios, upscale outdoor kitchens, cozy lounges, and fire pit areas, all of which act as natural extensions of the interior. RED OAK REALTY 95

This trend also involves incorporating the outdoors into interior spaces. Using natural and nature-inspired elements such as stone, wood, woven materials, botanical motifs, and living houseplants helps bring a sense of calm and serenity from the outside world into the home. This creates alfresco-inspired interiors that promote both mental and physical well-being. What t he ex perts say A well-crafted landscape is the result of thoughtful design working seamlessly with skilled construction. In the Bay Area, where every site presents its own challenges and opportunities, a designbuild approach allows homeowners to stay closely connected to both the creative and building process. Instead of handing plans off between teams, clients collaborate directly with a single team from concept through completion—refining ideas, selecting materials, and ensuring every detail is executed with intention. This continuity leads to better communication, greater efficiency, and a final result that truly reflects the original vision. COLOR DRENCHING MEETS MATERIAL DRENCHING

Color drenching was a prominent interior design trend in 2025, popular in the Bay Area and nationwide. This bold, polarizing style involves painting an entire room in a single hue, covering the ceiling, walls, trim, and molding to create a striking, maximalist monochrome look.

The trend remains influential in 2026, though it is evolving into a broader “drenching” movement. Designers are increasingly experimenting with approaches like material drenching, which extends the concept beyond color to emphasize texture and surfaces such as wood, plaster, or stone.

This tactile evolution of the “drenching” idea involves covering an entire room with a single material. This could be wood, stone, fabric, plaster, or any other element that adds texture and coherence to the space. Texture drenching usually includes introducing a few contrasting elements to prevent the room from feeling overly uniform, creating an effect reminiscent of the opulently paneled and wallpapered interiors of the 1920s.

EMBRACING LOCAL ART AND CRAFTSMANSHIP

San Francisco has long been home to a thriving creative community. It is a city that welcomes innovative ideas and bold artistic expression, and this spirit is often reflected in interior design and decor. Incorporate elements such as handcrafted furniture, woven textiles, original artwork, and ceramics crafted by local artisans. This approach supports the Bay Area art community while developing a warm, lived-in authenticity to any space.

This shift toward local, traditional craftsmanship aligns with the wider national trend called “slow design.” A sustainable, intentional approach to decor, slow design focuses on creating spaces that are personal and emotionally meaningful. It rejects fast fashion and uniform, mass-produced furniture in favor of unique, handmade pieces that express emotions and tell a story.

WELCOMING WARMTH AND COMFORT

Minimalism continues to be popular among certain groups, including here in the Bay Area, where many homeowners and designers favor clean lines, neutral tones, and simplicity. However, a rising trend focusing on warmth and comfort is beginning to reshape how minimalism is viewed.

One of the most notable furniture and decor trends of 2026 is a rising focus on pieces that are highly tactile and supportive, encouraging relaxation and comfort. Imagine plush seating made from materials like velvet or bouclé, with soft curves and luxurious proportions that invite lounging and stretching.

Comfort-focused spaces don’t have to oppose minimalism; balancing comfort with restraint avoids clutter. This approach allows a more relaxed harmony of form and function. As the boundary between home and work life continues to blur for many in the Bay Area, such spaces become more calming, emotionally supportive, and practical.

WELCOMING WARMTH AND COMFORT

What the experts say

In California, over 20% of all new housing starts are ADUs, with sizes ranging from 150 sq. ft. for a small studio to 1,200 sq. ft. for multibedroom abodes.

ADUs have become extremely popular due to their flexible nature, as they can be used differently as a family’s housing needs evolve over time. You can build an ADU ‘BY RIGHT’ as state law dictates, as an integral solution to our housing affordability crisis.

ADUs give us the option to:

  • Create multi-generational compounds
  • Generate rental income
  • Rent your main house and move into a better ADA friendly space
  • Use as an office, guest house, yoga studio or playroom

Because they are built on already purchased land, affordability is a big factor.

AT HOME IN THE BAY AREA

Trends come and go, but the foundation of Bay Area interior design remains timeless. The blend of modern functionality and artistic inspiration, along with the balance of sustainability and luxury, makes Bay Area homes feel comfortable in any era.

There are also creative ways to build an ADU, such as dividing an oversized house, converting a garage/attic, lifting a house, building above a garage, adding a second story, or building as a stand-alone structure.

Public Transportation

PUBLIC TRANSPORTATION

Ferry terminals and dozens of regional transit stations, including those served by Bay Area Rapid Transit (BART), provide convenient alternatives to driving in parts of the East Bay.

While cities like Oakland have a relatively high number of remote and hybrid workers, many on-site commuters travel locally or to San Francisco using BART.

Another option is the San Francisco Bay Ferry, which offers service between Oakland and San Francisco and allows bicycles on board.

Together with local bus networks, these transit options can, in some areas, reduce reliance on cars, giving residents more time to enjoy outdoor destinations such as Redwood Regional Park and Robert Sibley Volcanic Regional Preserve.

AFFLUENT LIFESTYLE

East Bay offers a vibrant lifestyle centered on suburban tranquility, with well connected neighborhoods that grant easy access to restaurants, shops, public transit, and a strong job market. Residents can enjoy hiking at spots like Mount Round Top, tasting wines along the Urban Wine Trail, or riding the miniature steam train at Tilden Park. The close proximity to these diverse attractions creates a life full of opportunities.

THE BEST OF ALL THINGS

The East Bay offers a luxurious selection of upscale homes, convenient access to a vibrant job market, idyllic outdoor green spaces, shopping, arts, and nightlife, making it an ideal place to live.

What the experts say

Your Rate Won’t Win The House. Your Lender Might.

The right lender doesn’t just fund your loan. They help you get it accepted.

Most buyers spend weeks comparing rates. Here’s what that calculation misses: the average California homeowner pays off or refinances their loan within 3.2 years. You’re not making a 30-year decision. You’re making a 3-year one.

FMZ Loans has been the East Bay’s trusted lending team for over 15 years — and the #1 lending team in the market

What actually determines whether you get the home are two questions buyers rarely ask:

  • Do you have a structured offer process? Most lenders issue a preapproval letter and wait. A lender with a defined offer process has built their operation around the moment of acceptance — not just the funding.
  • Who handles your appraisals — and are they local? National appraisal pools produce slower, less accurate valuations. Local appraisers protect your timeline and your price.
