The Oppenheim Group
The Oppenheim Group is a professional real estate brokerage serving buyers and sellers of luxury property in Los Angeles, Orange County, San Diego, and Cabo San Lucas, Mexico. The brokerage is composed of a close group of talented realtors, led by the firm’s President and Founder, Jason Oppenheim. With more than $5.3B+ in total sales and $500 million in active listings, the firm closes hundreds of deals annually and has brokered many of the region’s largest residential sales, including numerous record-breaking transactions. With offices in West Hollywood, Newport Beach, San Diego, and Cabo San Lucas, The Oppenheim Group is the preeminent brokerage in the region, doing tremendous business throughout Southern California.
The Oppenheim Group
Our History
What started in Jacob Stern’s horse barn at the corner of Hollywood and Vine has grown into a landmark American industry.
Founded in Hollywood by Jacob Stern in 1889 as The Stern Realty Co., The Oppenheim Group represents five generations of real estate development, management and brokerage services in Los Angeles. Jacob Stern, Brett and Jason’s great-great-grandfather, was one of the preeminent real estate entrepreneurs of early Los Angeles.
Jacob built his personal residence on a five-acre parcel at the now world-famous corner of Hollywood and Vine. In 1925, the family constructed the Hollywood Plaza Hotel, which was the preferred luxury destination of the entertainment industry in the early years of Hollywood, and is now preserved as a California Historic Landmark. However, it was the lease of Jacob Stern’s horse barn for $75 a month to three Hollywood newcomers that would alter the course of Los Angeles and become The Oppenheim Group’s most immortalized real estate transaction.
In the horse barn at the southwest corner of the family residence, Cecil B. DeMille, Jesse Lasky, and Samuel Goldwyn would establish Hollywood’s first movie studio, Paramount Pictures. The world’s first full-length feature film, “The Squaw Man,” was produced and premiered in the barn, which has been designated a National Historic Landmark and currently serves as the home of the Hollywood Heritage Museum. United States Senator Chris Dodd, then Chairman and CEO of the Motion Picture Association of America, began his 2012 inaugural address by stating, “What started in Jacob Stern’s horse barn at the corner of Hollywood and Vine has turned into a landmark American industry.”
The family’s continual development of their property at the intersection of Hollywood and Vine as a destination for movie producers and entertainers fostered its ascension as the center of the world’s entertainment industry. Subsequent generations of the family have continued to impact the landscape of Los Angeles through the development and brokerage of hundreds of residential and commercial properties from Hollywood to the Pacific Ocean. From the beginning, The Oppenheim Group’s primary purpose has been providing high-end brokerage services to the residents of Los Angeles.

As President and Founder of The Oppenheim Group, Jason leads a team responsible for representing buyers and sellers of distinguished properties throughout Southern California. He was recognized as the Best Real Estate Agent in the United States by the International Property Awards and as the #1 real estate agent in the Hollywood Hills/West Hollywood by the Wall Street Journal. He is also identified as a Top Real Estate Agent in Los Angeles by The Hollywood Reporter and Variety in their annual lists, through 2026.
Jason receives significant attention within the real estate community and beyond as a star of Selling Sunset, Netflix’s longest-running Original Series and a three-time Emmy-nominated show, as well as its successful spinoff Selling the OC. The franchise showcases Jason, his brokerage, and his agents as they represent luxury properties for affluent and celebrity clients throughout Southern California.
Jason received his law degree and an undergraduate degree from UC Berkeley, where he graduated Phi Beta Kappa and was first in his class. After law school, Jason joined the Los Angeles office of the international law firm O’Melveny & Myers, where he represented a broad range of corporate clients, including the former CEO of Enron Corporation in a multi-billion-dollar civil class action as well as the widely publicized Enron criminal trial. He later represented Advanced Micro Devices in a worldwide monopolization suit against Intel Corporation. Jason’s trial work, along with others, has been featured prominently in The American Lawyer, The New York Times, Los Angeles Times, and other major publications.
Following a successful career in law, including a prominent victory at the United States Supreme Court, Jason left his legal practice to follow a five-generation family real estate tradition that began in 1889 when his greatgreat-grandfather started one of LA’s first real estate companies. He initially joined Coldwell Banker and quickly established himself as one of the Nation’s leading realtors – their team was recognized as the #1 Real Estate Team on the West Coast. After only three years in the business, Jason founded The Oppenheim Group brokerage at the corner of Sunset Blvd. and Sunset Plaza Dr., and subsequently expanded with offices in Newport Beach, San Diego, and Cabo. He is widely regarded by his clients for his intelligence, forthright and honest approach, problemsolving skills, and his extensive experience, which allows him to counsel his clients in a wide array of matters.
Among his many interests, Jason enjoys physical fitness, fashion, food, art, and traveling; he has visited more than seventy-five countries on five continents. He avidly follows Formula 1 and supports his favorite teams: the Washington Commanders and U.S. men’s and women’s soccer teams.

WHAT MADE YOU CHOOSE THE OPPENHEIM GROUP OVER OTHER BROKERAGES?
The Oppenheim Group’s name carries real weight in the luxury space. I was drawn to the brand exposure and the opportunity to step further into high-end listings, which is exactly the direction I want to take my business. The reputation they’ve built in the market opens doors and creates opportunities that align with my long-term goals. It felt like the right place to continue growing my business while surrounding myself with professionals who are operating at a very high level.
IN WHAT WAYS DOES THE OPPENHEIM GROUP SUPPORT YOUR GROWTH AND SUCCESS?
Jason has been incredibly generous with his time and knowledge. I’m learning a tremendous amount from him about the high-end market and how to build recognition in that space. He makes himself available to attend my listing appointments, which has been invaluable for both winning business and sharpening my approach. Having access to that level of mentorship and support has accelerated my growth, and it’s given me more confidence as I continue expanding into the luxury market.
WHAT DID YOUR JOURNEY INTO THE REAL ESTATE INDUSTRY LOOK LIKE?
I started in 2000, and because I was young, I invested heavily in training right out of the gate. That foundation paid off quickly. I sold 14 homes in my first year, and by my second year, I had earned Hall of Fame status at my brokerage. I went on to become a top-three buyer’s agent at my brokerage and have won countless awards throughout my career. My success eventually led me to start coaching other agents in the industry, which has been one of the most rewarding parts of my professional journey.
What I’m most proud of, though, is that my business is built almost entirely on referrals and repeat clients. That’s a reflection of the relationships I’ve built and the trust my clients place in me over the years. I’ve always focused on delivering a high level of service and being there for my clients long after a transaction closes. Having Natalie on my team has been a big part of keeping that standard consistent as we’ve continued to grow.
WHAT COOL PROJECTS DO YOU HAVE COMING UP, BOTH INSIDE AND OUTSIDE THE REAL ESTATE WORLD?
On the real estate side, I have a listing coming up in San Juan Capistrano, priced around $4.5 million, that I’m really excited about. It’s a great property, and I’m looking forward to bringing it to market. I’m also actively working on expanding my own real estate investment portfolio, which is something I’ve always been passionate about and continue to focus on alongside my client business.
Outside of work, life is full with traveling, playing pickleball, and visiting colleges with my daughters, which has been a meaningful chapter for our family. It’s exciting to be part of that journey with them and enjoy some quality time together while they plan for the future.
HOW DO YOU BALANCE WORK AND LIFE IN SUCH A DEMANDING INDUSTRY?
Honestly, I don’t separate the two. My work and personal life are completely integrated. My clients become friends, and my friends become clients. Real estate is such a relationship-driven business that those worlds naturally overlap, and I’ve always embraced that. A big part of what keeps me grounded personally is my beautiful wife, Fara, who supports me through all of it and helps keep everything in perspective. On the business side, I’ve built a strong team around me with Natalie, Andrew, and Mani. Together, we’ve created systems and processes that allow us to stay organized, responsive, and focused on delivering a great client experience. My motto has always been “my clients come first,” and that commitment to customer satisfaction has been the foundation of my business from day one. It’s what keeps everything running smoothly and allows me to maintain strong relationships both professionally and personally.

WHAT DO YOU LOVE MOST ABOUT REAL ESTATE?
What I love most about real estate is that there’s truly no ceiling. The opportunity is limitless, and it has the potential to completely change your life—not just financially, but in the way you grow, think, and show up every day.
As a single mom, building a business that allows me to provide, create freedom, and serve my community in a meaningful way has been incredibly fulfilling. It’s not just about transactions for me—it’s about impact, relationships, and helping people step into a bigger vision for their lives. I always say my only competition is the woman I was yesterday. That mindset has pushed me to keep evolving, improving, and building something I’m proud of.
I also take a lot of pride in my background. Being half Peruvian and half German, and not originally from the U.S., I’ve had to create my own opportunities. Building a career in both real estate and the short-term rental space has been deeply rewarding, and it’s something I don’t take for granted. At the end of the day, I genuinely love what I do—and I feel lucky to work with the incredible clients I get to serve along the way.
WHAT HAS BEEN A MEMORABLE MOMENT IN YOUR REAL ESTATE CAREER?
One of the most memorable moments in my career was being featured on Selling the OC, where I showcased my $16.5 million listing. Seeing that moment air as part of the season finale was incredibly rewarding. It represented not just the listing itself, but the growth, consistency, and effort that led up to that point. It was a proud milestone and a reminder of how far I’ve come in a relatively short amount of time. I also earned a top producer award for last year’s production. That was a very special moment for me.
WHAT COOL PROJECTS DO YOU HAVE COMING UP, BOTH INSIDE AND OUTSIDE THE REAL ESTATE WORLD?
Before entering real estate, I was managing Airbnb properties and became deeply passionate about creating exceptional guest experiences. That passion evolved into my company, Sunshine Vacation Rentals, where I now manage and operate 15 luxury short-term rental properties throughout Southern California.
What I love most is being able to merge that experience with my real estate business. I now guide my clients in building real estate portfolios that are not only profitable, but something they feel proud of. Recently, I helped a wonderful couple purchase a vacation home in Huntington Beach and transform it into a high-performing luxury Airbnb. I oversee the design and styling, ensuring every detail contributes to a five-star experience. With over 550 reviews, I’ve built a system that combines strong investment strategy with white-glove service, and I’m continuing to expand that model with new clients and properties.
IN WHAT WAYS DOES THE OPPENHEIM GROUP SUPPORT YOUR GROWTH AND SUCCESS?
The Oppenheim Group provides an incredibly high-level environment that naturally pushes you to grow. Having access to mentorship from Jason Oppenheim and Matt Peters has been invaluable—they lead with strategy, precision, and a forward-thinking mindset that elevates everyone around them.
We also have monthly team meetings where ideas, market insights, and strategies are shared at an exceptional level. Beyond that, the concierge and marketing teams are truly exceptional. From global exposure to top-tier branding, every detail is handled with intention. Being part of a network that connects buyers and sellers on a global scale has been a major driver of my growth and success.
HOW DO YOU BALANCE WORK AND LIFE IN SUCH A DEMANDING INDUSTRY?
Real estate is actually one of the best industries for creating balance—if you’re intentional about it. As a single mom, it’s incredibly important to me that I’m present for my daughter and there for all of the moments that matter most.
What I love is that I have the ability to design my schedule around my life. While I do work seven days a week, it’s on my terms—and more importantly, on my family’s terms. That flexibility allows me to show up fully both at home and in my business.
I’m also a firm believer in coaching and mindset. Having structure is everything for me—I rely on routines, time blocking, and prioritizing time to work on myself. When my mind and body are sharp, my business naturally follows.
At the end of the day, mindset is everything. One of my favorite quotes is, “Your attitude determines your altitude.” That perspective keeps me grounded, focused, and always striving to be the best version of myself—for me, my family, and my clients.

WHAT SETS YOU APART FROM OTHER AGENTS IN YOUR MARKET?
What sets me apart is a disciplined, results-driven approach built on discretion and strategy. At The Oppenheim Group, I focus less on attention and more on execution—advising clients with precision and protecting their position in every deal. My edge is negotiation. I approach every transaction with data, structure, and clear intent. In 2025 alone, I saved my clients millions of dollars, often hundreds of thousands in a single transaction, by creating leverage where others miss it. I’ve also built a strong reputation among agents across San Diego and Orange County, which opens doors, unlocks off-market opportunities, and ensures deals move smoothly. For my clients, that means better access, stronger positioning, and ultimately, better results.
WHAT ASPECTS OF YOUR PREVIOUS CAREER(S) MAKE YOU STAND OUT AND SUCCEED IN REAL ESTATE?
My background in operations and marketing gives me a strong edge in real estate. I built my foundation at CBRE and WeWork, where performance, efficiency, and strategic thinking were essential. Those experiences taught me how to quickly assess value, position assets effectively, and execute with precision. I’ve always been naturally relationship-driven, but I combine that with an operational mindset: anticipating challenges, creating leverage, and guiding clients with clarity. In a competitive and often oversaturated industry, I stand out by bringing both strategy and execution to every transaction, ensuring my clients are always in the strongest possible position.
WHAT DID YOUR JOURNEY INTO THE REAL ESTATE INDUSTRY LOOK LIKE?
I grew up in Colorado in a hardworking, middle-class family where I learned early on what it takes to build something from the ground up. I admired the life my parents created and felt a responsibility to create something meaningful, not just for myself, but for them as well. At 22, I moved to California and immersed myself in the market, learning neighborhoods, understanding value, and what truly drives decisions here. Fast forward 10 years and a few moves later, I was recruited into residential real estate by a high-performing, family-owned team. I immediately recognized the opportunity; it felt like skipping the minor leagues and stepping straight into the major leagues. From there, I built my foundation through strong relationships, local expertise, and a strategic approach to every deal. Today, I guide my clients with clarity and confidence, helping them make smart decisions and achieve the best possible outcome.
WHAT’S ONE MEMORABLE TRANSACTION OR CLIENT EXPERIENCE THAT REALLY STUCK WITH YOU?
I’ve been fortunate to work with a wide range of clients, from first-time buyers to those purchasing their fifth or sixth home. I’ve represented world-renowned athletes and well-known authors, but one experience that truly stayed with me was helping a couple relocate from Northern California to be closer to their first grandchild. Their son-in-law referred them to me, and the process became about more than just finding a home. It was about timing, trust, and making a meaningful life transition feel seamless. Helping them secure the right property and watching that next chapter unfold for their family was incredibly rewarding. It’s a reminder that while real estate is a financial decision, it’s also deeply personal, and being trusted in those moments is something I value greatly.
WHERE DO YOU SEE YOURSELF AND YOUR BUSINESS IN FIVE YEARS?
In five years, my goal is to consistently achieve $100 million in annual sales while maintaining a highly personalized, high-touch approach. I’ve been intentional about not building a large team because I want every client to know they work directly with me from start to finish. In today’s market, many high-producing teams pass clients off, making the experience feel transactional. That’s never how I operate. My clients know they have my full attention at every stage, from the first conversation through closing, ensuring they are strategically positioned and confidently represented. As I grow my business, I also plan to grow my family, and as a female, it’s important to me to show that you can do both at a high level. To me, outside of a referral, the greatest compliment is when past clients come back and trust me to represent them again.

WHAT DID YOUR JOURNEY INTO THE REAL ESTATE INDUSTRY LOOK LIKE?
I purchased my first home at age 19 in Salt Lake City, Utah, and that experience immediately sparked my passion for real estate. At the time, I worked two full-time jobs, which taught me the value of discipline, hard work, and longterm investing. As I continued saving, I began purchasing homes in need of renovation and flipping them for profit, which allowed me to develop hands-on experience in property improvement and investment strategy. The process was both financially rewarding and personally exciting, ultimately deepening my appreciation for real estate as both a business and an opportunity to create lasting value.
WHAT ASPECTS OF YOUR PREVIOUS CAREER(S) MAKE YOU STAND OUT AND SUCCEED IN REAL ESTATE?
My background in the entertainment industry has played a major role in my success in real estate. For over 15 years, I worked in talent booking, management, marketing, advertising, and branding for large audiences. That experience taught me how to identify a target audience, create effective marketing strategies, and position a product in front of the right people to maximize exposure and results. I’ve carried those same principles into real estate. Every home has its own unique story and audience, and I understand the importance of presenting and marketing each property in a way that connects with the right buyers. From branding and advertising to strategic promotion and presentation, my entertainment background has given me a creative and results-driven approach that helps my listings stand out and achieve exceptional outcomes.
WHAT SETS YOU APART FROM OTHER AGENTS IN YOUR MARKET?
What sets me apart from other agents is my extensive experience in real estate spanning more than 25 years, combined with a strong commitment to always putting my clients’ best interests first. I believe integrity matters, especially doing the right thing, even when no one is watching. In a highly competitive market, I’ve built my business on trust, relationships, and long-term connections rather than just transactions. I’ve always believed that real estate is ultimately a relationship business, and the relationships you build with clients can last a lifetime. That mindset has allowed me to earn lasting loyalty, repeat business, and referrals throughout my career.
HOW DO YOU STAY MOTIVATED DURING TOUGH MARKET CONDITIONS?
During challenging market conditions, I always reconnect with my “why” — the reason I chose this business and the reason I continue striving to succeed. First and foremost, my family is my greatest motivation and inspiration. They remind me every day why hard work, perseverance, and commitment matter. Beyond my family, I’m deeply passionate about giving back to the community. I’m fortunate to be involved with several nonprofit organizations that support children as well as dogs and cats in need. For me, one of the most rewarding parts of life is helping others and making a positive difference. Whenever I face obstacles or difficult moments in the market, I remind myself that people and causes depend on me to keep moving forward. That sense of purpose keeps me motivated, grounded, and grateful, no matter the challenges I encounter.
WHERE DO YOU SEE YOURSELF AND YOUR BUSINESS IN FIVE YEARS?
Looking ahead, I see my future in real estate continuing to center around helping buyers and sellers achieve their goals and guiding them through successful transactions. Beyond that, I’m excited to return to my roots in home renovation by flipping properties, as well as growing as a part-time investor. I also plan to expand my real estate portfolio by acquiring additional investment properties. Overall, my vision is to continue building a well-rounded career that combines client service, investment opportunities, and long-term growth in the industry.

WHAT DID YOUR JOURNEY INTO THE REAL ESTATE INDUSTRY LOOK LIKE?
I grew up in Del Mar and have lived in Encinitas for the past decade, so I’ve always been surrounded by beautiful homes and a strong sense of community. Real estate felt like a natural fit because it combines my love for people, lifestyle, and design.
Before real estate, I spent three years in tech sales in corporate America. While I learned a lot and built strong sales skills, I realized the structure wasn’t the right fit for me. I didn’t thrive in a micromanaged environment or sitting at a computer all day, and I knew I wanted a career that felt more dynamic and people-facing. So, I took a leap of faith into real estate, even though it meant starting over. It wasn’t instant, but I focused on building relationships, earning trust, and staying consistent. Over time, it’s grown into a career that feels much more aligned with who I am.
WHAT ASPECTS OF YOUR PREVIOUS CAREER(S) MAKE YOU STAND OUT AND SUCCEED IN REAL ESTATE?
My background in tech sales is a big part of what sets me apart in real estate. Spending three years in a fast-paced, high-performance environment taught me how to deliver high-level customer service, build strong client relationships quickly, and navigate sales and negotiations with confidence and strategy. It also strengthened my communication skills and attention to detail, both of which are critical in this industry.
That experience trained me to stay proactive, solution-oriented, and disciplined while managing multiple moving parts at once. In real estate, I also bring strong intuition and emotional awareness, which helps me understand what my clients need even when they’re still figuring it out themselves. That allows me to guide them in a way that feels both supportive and strategic. These combined skills are what allow me to stand out as an agent. My sales background gives me a structured, performance-driven approach that many agents don’t have, which helps me consistently achieve strong outcomes for my clients.
HOW DO YOU BALANCE WORK AND LIFE IN SUCH A DEMANDING INDUSTRY?
Balance is something I’ve had to be very intentional about. At the beginning of my career, it wasn’t as easy to navigate, but now being four years in, I’ve learned and adjusted. Real estate can easily take over if you let it, so I’ve created structure around my time and energy. I prioritize working out, spending time outdoors, traveling, and being with the people I love. Living in San Diego makes that part easier, which I’m grateful for. I’ve also realized that when I take care of myself, I show up better for my clients. It’s less about achieving perfect balance and more about being present and fully engaged in whatever I’m doing, whether that’s work or personal time.
WHAT’S YOUR FAVORITE PART OF THE HOMEBUYING OR SELLING PROCESS?
I love the moment when everything clicks for a client. For buyers, it’s when they walk into a home and just know it’s the one. For sellers, it’s seeing their home positioned and marketed in a way that really reflects its value. Those moments are special. I also genuinely enjoy the negotiation side. Being able to advocate for my clients, save them money, or help them maximize their return is incredibly rewarding. It’s a mix of strategy and intuition, which keeps it exciting for me.
WHO HAS INSPIRED YOU MOST IN YOUR CAREER, AND WHY?
There isn’t just one person who has inspired me, but a mix of people. I’ve been especially inspired by my peers and seeing how successful they’ve become when they’ve stayed focused, consistent, and determined. Watching that level of discipline and commitment really motivates me and pushes me to hold myself to the same standard in my own career. I’m also inspired by individuals who lead with integrity and genuinely care about the people they serve, and who are able to build successful businesses without losing their authenticity. That’s something I really admire and strive for.
On a more personal level, my family has always encouraged me to go after what I want while staying grounded and true to myself. That combination of ambition, authenticity, and discipline continues to inspire me every day.

Being part of a boutique luxury brokerage brings a level of exposure and brand recognition that naturally supports my business. The company’s reputation and client experience align well with the way I approach real estate and the level of service I strive to provide.
IN WHAT WAYS DOES THE OPPENHEIM GROUP SUPPORT YOUR GROWTH AND SUCCESS?
The brokerage offers strong marketing support, networking opportunities, and valuable exposure that help agents grow their business. Being surrounded by motivated and driven people also creates an environment that encourages constant growth and improvement.
WHAT DO YOU THINK SETS THE OPPENHEIM GROUP APART FROM OTHER REAL ESTATE FIRMS?
I think it’s the combination of strong luxury branding, global recognition, and a more personalized boutique experience. Clients benefit from both high-level exposure and a hands-on approach that feels tailored and relationship-focused.
HOW WOULD YOU DESCRIBE THE CULTURE AND TEAM DYNAMIC AT THE OPPENHEIM GROUP?
The culture is ambitious, collaborative, and very entrepreneurial. Everyone is motivated and focused, but there’s also a supportive team environment where people genuinely want to see each other succeed.
WHAT DID YOUR JOURNEY INTO THE REAL ESTATE INDUSTRY LOOK LIKE?
I got into real estate at a young age and built my business through consistency, relationship-building, and hard work. I’ve always been drawn to entrepreneurship, and real estate gave me the opportunity to combine sales, marketing, and client relationships into one career.
WHAT ASPECTS OF YOUR PREVIOUS CAREER(S) MAKE YOU STAND OUT AND SUCCEED IN REAL ESTATE?
My background helped me develop strong communication skills and the ability to connect with a wide range of people. Since real estate is such a relationship-driven business, being adaptable, approachable, and client-focused has been a major advantage for me.
WHAT MADE YOU CHOOSE THE OPPENHEIM GROUP OVER OTHER BROKERAGES?
I met Jason Oppenheim in Miami and had the opportunity to connect with him about potentially joining the brokerage. After learning more about my background and experience in real estate, the conversation naturally progressed from there. Becoming part of the Orange County office early on was an exciting opportunity, and it felt like a great fit both professionally and personally.
WHAT’S ONE THING PEOPLE MIGHT NOT REALIZE ABOUT WORKING WITH OR FOR THE OPPENHEIM GROUP?
People often see the glamour side of the business, but behind the scenes it’s very fast-paced and professional. There’s a strong work ethic across the team, and everyone is committed to delivering a high level of service and results.
HOW DO THE RESOURCES AND LEADERSHIP AT THE OPPENHEIM GROUP COMPARE TO YOUR PAST EXPERIENCES?
The leadership team is very supportive and approachable, while still encouraging agents to build their own businesses and personal brands. There’s also a strong emphasis on collaboration, marketing, and creating opportunities for growth.
WHAT HAVE YOU LEARNED SINCE JOINING THE OPPENHEIM GROUP THAT YOU DIDN’T EXPECT?
One of the biggest things I’ve learned is how important branding and client experience are in luxury real estate. It’s not just about the transaction — it’s about building trust, creating long-term relationships, and delivering a memorable experience for clients.

A Commitment Beyond Real Estate
THE OPPENHEIM GROUP’S RESPONSE TO THE 2025 LOS ANGELES WILDFIRES
The Oppenheim Group is deeply committed to the Southern California community, a dedication that was demonstrated during the 2025 Los Angeles wildfires.
The January 2025 fires, driven by Santa Ana winds and dry conditions, were some of the most damaging in California’s history. The Palisades and Eaton fires had a significant impact on the Los Angeles region, burning over 57,000 acres of land across Southern California and destroying more than 16,000 structures. During the evacuations, approximately 200,000 residents had to leave their neighborhoods, and 31 people lost their lives.
In response to the fires, The Oppenheim Group organized a Fire Relief Drive to support displaced families and first responders. The firm donated $100,000 to local fire and police departments. Additionally, working alongside trusted relief partners, the team collected and delivered hundreds of essential supplies to affected residents.
Beyond material and financial donations, the brokerage utilized its real estate resources to provide housing support. The team worked to help displaced individuals secure free-of-cost leases, offering stability during a difficult time. Furthermore, Jason Oppenheim spoke out publicly against illegal price gouging by landlords, reinforcing The Oppenheim Group’s longstanding advocacy for fair and ethical housing practices.

List With Us
Selecting the right real estate agent to sell your home is one of the most critical decisions you’ll make. It can mean the difference between your home lingering on the market or selling quickly—and potentially for hundreds of thousands, even millions, more. Your home is one of your most personal and valuable assets, and selling it can be both emotional and complex—especially in today’s evolving market. From marketing strategy and pricing to presentation and negotiations, every detail matters. An expert agent helps you navigate this process with confidence. Key elements like professional photography, video, staging, design, remodeling advice, internet exposure, pre-market outreach, open houses, timing, and agent-to-agent relationships all play a vital role in ensuring your home sells for its highest possible value. At The Oppenheim Group, we take a comprehensive, full-service approach. Jason Oppenheim is not only a top-producing real estate broker—he’s also a licensed attorney and contractor in the State of California. With his team of experts, he brings unmatched knowledge, strategy, and a proven record of success—not just in selling homes, but in setting record-breaking results for our clients.

Presentation is everything, and we excel in curating the look and feel of a property—from staging and design to photography and marketing—down to the finest detail. Because in this business, success doesn't come from systems. It comes from vision, strategy, and relentless dedication.

INTRODUCING THE COMMERCIAL DIVISION
By Christian Emerson, Commercial Team Lead, The Oppenheim Group
The Oppenheim Group is proud to announce the launch of its new commercial division, marking an exciting expansion of the firm’s legacy of innovation, influence, and luxury representation.
Commercial real estate has long operated behind the curtain. The most significant opportunities often move quietly through private relationships, closed networks, and conversations that happen far from public view. Its marketing, when present at all, has remained largely unchanged for decades: restrained, transactional, and rarely reflective of the scale, sophistication, or cultural relevance of the assets themselves.
Residential real estate evolved differently. Over the past twenty years, it transformed visibility into value, proving that brand, audience, media, and storytelling could become powerful competitive advantages. The Oppenheim Group helped define that evolution, elevating real estate from a service business into a globally recognized luxury platform.
Now, we are bringing that same standard to commercial real estate.
With this new division, The Oppenheim Group is applying its signature approach: world-class marketing, strategic visibility, elevated presentation, and unparalleled access to a sector ready for a new era. Commercial real estate does not need to remain hidden to be exclusive. The right audience, the right positioning, and the right story can create momentum, expand opportunity, and redefine what is possible for owners, investors, developers, and tenants alike.
The Oppenheim Platform, Extended
The Platform Behind the Brand
Many clients first found us through Selling Sunset. Most of the world did. But The Oppenheim Group that exists today is considerably more than the show. With just over 100 agents, we’ve become one of the most recognized real estate brands in the world, with one of the most visited real estate websites in the industry, and a reach that is nearly impossible for a competitor to replicate.
That reach matters. Every listing sits on top of an audience that most firms spend decades trying to build. Every campaign benefits from a marketing engine that already knows how to move attention at scale, domestically and internationally. Every transaction is supported by relationships with high-net-worth buyers, developers, family offices, and international capital that already follow the brand.
Up until now, all of that has been working almost exclusively on the residential side.
WHY COMMERCIAL, WHY NOW
Our view is straightforward. Commercial real estate is roughly twenty years behind residential when it comes to marketing sophistication. The tools are the same. The buyers and investors live in the same economy. But the industry itself has been slow to adopt the kind of brand-forward, audience-driven approach that transformed residential. That gap is the opportunity.
The Commercial Division at The Oppenheim Group is being built as a full-scale commercial practice, covering retail, office, industrial, medical, mixed-use, investment sales, and land.
THE TEAM
The brokers who make up the division are not new to this business. Cumulatively, they’ve closed more than $1 billion in commercial real estate transactions in their own right, across every major asset class. Each of them chose to bring that experience to The Oppenheim Group because they see the vision, and they understand what this platform unlocks that no other firm, of any size, can replicate.
The result is a practice where institutional-grade commercial expertise sits on top of brand infrastructure that was previously available only on the residential side. A retail center, an office property, a medical plaza, land or a mixed-use development can now be marketed with the same reach and sophistication we’ve brought to our top residential listings, placed in front of audiences in the millions, by a team that knows how to position, price, and close at the highest level.
That combination doesn’t exist anywhere else in the market. And it’s already producing.
Clients of the firm often hold more than a home with us. Retail centers, office buildings, medical plazas, industrial properties, mixed-use holdings, development parcels, and investment properties structured through LLCs, trusts, and 1031 exchanges. The Commercial Division is now equipped to handle all of them at the level you’ve come to expect from the firm. If you’d like to have that conversation, we’d love to start it.
Christian Emerson leads the Commercial Team at The Oppenheim Group, advising clients across the full range of commercial asset classes in Southern California.

Our Offices
The Oppenheim Group has redefined its presence in Los Angeles with an expanded flagship office on Sunset Boulevard. After nearly a decade in the original location, the move into this larger, more sophisticated space right next door has solidified the firm’s evolution and growing influence in luxury real estate. This open-concept environment seamlessly blends Old Hollywood glamour with modern design sensibilities, creating a space that feels both timeless and current. Rich herringbone wood flooring anchors the office in warmth, while deep Midnight Blue walls and mint velvet sofas from Rove Concepts set a dramatic yet refined tone.
The centerpiece of the space remains the striking Calacatta Viola marble bar—bold, sculptural, and designed to spark conversation. Another standout design element is the reimagined six-foot-wide billboard pole, which has been transformed into a custom circular sofa installation topped with glowing white steel pipework, offering a nod to artistic innovation. To soften the modern edge, lush faux succulents are thoughtfully placed throughout, and a gallery wall of Samsung Frame TVs—each encased in vintage-inspired frames—adds dynamic visual interest. Each Augustus Desk by Rove Concepts is paired with signature mushroom-shaped brass lamps from Buster + Punch, balancing utility with elegance. In the lounge area, an 11 Ravens angular pool table sits alongside a fully stocked whiskey bar and ambient mood lighting. The adjacent library wall is a curated showcase of antique vellum-bound books, vintage radios sourced by Jason Oppenheim himself, and a humidifying LED-lit fireplace that offers a warm, orange glow, combining comfort with class. State-of-the-art acoustics by Bang & Olufsen deliver sound quality rivaling the best clubs in Los Angeles, making this office not only a functional workspace but a social hub and design showcase. Now in its second full year, the expanded LA office reflects The Oppenheim Group’s continued growth and commitment to excellence—an inspiring environment where deals are made, relationships are built, and the future of luxury real estate is shaped.

The Oppenheim Group is proud to continue its presence in Orange County with our flagship office in the heart of the exclusive Corona Del Mar. Since opening our doors in 2021, the CDM office has become a hallmark of luxury and design along the iconic Pacific Coast Highway, serving as both a workspace and social hub for our agents and clients. With a full bar at its center—complete with custom copper shelving and vintage boomboxes—the space is built to foster connection. Cold beer on tap, an espresso bar with handcrafted wood cabinetry, and oversized velvet couches offer an inviting atmosphere for collaboration. A steel pool table, formerly owned by Adele, sits opposite a custom ambrosia wood conference table, anchoring the lounge area. One of the standout features remains the Vault Room, a nod to the building’s former life as a bank. Personalized neon lighting, herringbone wood flooring and ceiling, vintage mirrors, curated Oppenheim Group wine, and walls brimming with succulents give the space its signature warmth. An Eames chair and mid-century bar cart round out the room, encouraging visitors to unwind with a glass of whiskey. Throughout the space, you’ll find imported Greek cabinetry in the kitchen, cardio and weight rooms equipped with state-of-the-art fitness gear, and modern Buster + Punch lighting fixtures. A second neon sign bids guests farewell as they exit, while a retro Indian Scout motorcycle displayed in the front window draws in curious passersby. Art is integral to the space, with made-to-order pieces by Mr. Brainwash and James Goldcrown adorning the walls. Outside, James Goldcrown’s 30-foot mural on the north side of the building has become a recognizable landmark in the CDM community. Four years in, this office continues to reflect the energy, innovation, and luxury that define The Oppenheim Group brand.

Cabo San Lucas
CABO WEBSITECABO SAN LUCAS
The Oppenheim Group’s international presence continues to thrive in Cabo San Lucas with not one, but two standout locations in one of Mexico’s most coveted destinations. Originally opened in December 2022, the first office is nestled within the exclusive Hacienda Beach Club & Residences on Medano Beach, offering a refined blend of coastal elegance and modern design. Now joined by a second prime location at the El Médano Marina, the expansion solidifies the brokerage’s deepening roots in the Baja region and increases visibility among the area’s high-end clientele.
The Hacienda office, located within a scenic rotunda just steps from the beach, offers views of a luxurious infinity pool and the crystal waters of the Sea of Cortez. Designed by White Glove Estates, the space embraces the natural elements of Cabo—incorporating locally sourced travertine stone, wood detailing, and handcrafted terracotta planters that pay homage to Mexico’s rich design traditions. A full backlit tequila and mezcal bar glows with soft amber tones, adding a celebratory energy to the space, while a custom hexagonal conference table by Four Hands and cane-back chairs by Leanne Ford x Crate & Barrel offer relaxed sophistication. At the center, a repurposed antique chandelier with Buster + Punch bulbs hangs beneath the signature Oppenheim Group logo, casting a warm light across the circular floor plan designed to take in every view.
Just a short distance away, the newly opened El Médano Marina office places the team directly in the heart of Cabo’s most vibrant, high-traffic zone, where yachters, investors, and international buyers converge. Steps from luxury resorts, restaurants, and the bustling waterfront, this second office gives The Oppenheim Group unmatched access to both new clientele and the pulse of the city’s growth.
Together, the two Cabo offices reflect the brokerage’s elevated aesthetic and its commitment to blending luxury real estate with inspired, locally grounded design, bringing the same excellence and ambition that built The Oppenheim Group in California to Mexico’s most iconic coastal city.

ELEVATED SUBURBIA: MODERN ESTATE DESIGN IN ORANGE COUNTY As one of the country’s most coveted and esteemed areas, Orange County’s residential landscape is ever-evolving and always purposeful. Currently, modern estate living has unarguably shifted toward a refined, considerate approach, with many select buyers focusing on residences that integrate architectural clarity, privacy and lifestyle-driven design rather than on square footage alone. Across one of the region’s most prestigious enclaves, estates are being fashioned to reflect both present-day aesthetics and a sense of enduring luxury and elegance that cannot be matched. 96 TH E OPPEN H EIM GROUP
ARCHITECTURAL BALANCE: CONTEMPORARY MEETS TIMELESS
The elite blend between innovation and tradition is what defines modern estates throughout Orange County. In Newport Coast’s exclusive gated communities and Irvine’s enchanting Shady Canyon, there is a distinct respect and admiration for a more contemporary sort of style, which is often echoed by architectural notes, including clean lines and vast glass walls. These features allow for natural light to shape interior spaces, creating a softer, more organic ambiance. Additionally, these architectural elements are often combined with classic materials such as limestone, white oak and handcrafted plaster finishes, helping to give the spaces a feeling of timelessness.
However, that is not to say that minimalism is the focus of the entire region. In fact, many luxury homes found here lean toward a slightly more layered design approach. Mediterranean and Spanish Colonial elements are still among the most prevalent and beloved architectural styles in Orange County, specifically in areas such as San Clemente and Mission Viejo, but with a more modern twist. Homeowners have been drawn to a more simplified look that reinterprets the classic through pared-down forms and restrained detailing, assuring that estates feel both current and timeless.
GATED LIVING AND THE ART OF PRIVACY
Privacy has always been and continues to be a defining feature of estate living in Orange County. It is undoubtedly what shapes both individual properties and entire communities throughout the vast majority of OC Neighborhoods. Gated communities such as Pelican Crest, Crystal Cove and Coto de Caza provide a foundation of security while still seamlessly encouraging an environment of exclusivity and elegance. Long, landscaped driveways, interior courtyards and carefully oriented floor plans are key elements of most luxury community designs today, helping to create layers of privacy without sacrificing beauty and open spaces to enjoy. That, combined with contemporary luxury home security features such as biometric entry controls and AI-powered camera systems, provides Orange County homeowners with the peace of mind they need to truly enjoy luxury lifestyles to the fullest.

SEAMLESS INDOOR-OUTDOOR LIVING
One of the central focuses that has taken off rapidly in Orange County in recent years is the flawless integration of indoor and outdoor spaces. It has become a defining feature of modern estate design, especially in communities like Laguna Beach and Dana Point, where retractable glass walls often extend living areas onto terraces, blurring the boundary between the interior and exterior of the home.
Outdoor spaces are being designed to seem like natural extensions of the home itself, frequently featuring “limitless” style features like infinity-edge pools, covered lounges and fully equipped outdoor kitchens, erasing the distinction between home and nature. A direct reflection of Orange County’s stunning natural landscape, this design style supports the lively and luxurious lifestyles desired by local homeowners, shaping spaces that flow easily from one to the next.
INTERIORS MADE FOR MODERN LIVING
For interior layouts, design preferences have certainly shifted in the last few years. Focus is now geared toward flexibility and function, replacing traditional and more formal rooms with expansive, multi-purpose living areas.
Great rooms serve as central gathering spaces for the home, which are often anchored by open kitchens that combine visual refinement with practical design. Oversized islands and expansive bars help connect more functional areas with living spaces, helping to create that “seamless flow” for which many modern high-end homeowners are looking.

WELLNESS AS A CORE ELEMENT
Luxury architecture, particularly in exclusive areas like Orange County, has always been focused on the overall lifestyle of the homeowners. However, there has been a dramatic shift lately to focus directly on the overall wellness of homeowners as a whole. It is not exclusively about beautiful-looking homes, but about designing spaces that make everyone living in them feel their best. Wellness has become an essential component of estate living, molding both interior and exterior design styles and resulting in several luxury communities incorporating private fitness studios, spa-inspired bathrooms and meditation spaces incorporated into their designs.
A REFLECTION OF SUBURBAN LUXURY LIVING
Orange County’s modern private estates reflect the refined evolution of suburban luxury living. A perfect combination of modern ease and natural elegance, with thoughtful architecture, privacy and lifestyle-driven features, these homes have established a new standard for elevated estate design.

Hillside Mastery
BUILDING LUXURY HOMES ON CHALLENGING TERRAIN
Los Angeles hillside homes are exceptional architectural and engineering accomplishments. They combine structural resilience with luxurious amenities, creating homes that are just as strong as they are splendid. These slope-sitting homes are a beauty to behold, with experienced professionals bringing them to fruition.
L AY I N G T H E F O U N D AT I O N S
Building a hillside home starts long before a single beam or slab of cement is placed. Builders must perform a geotechnical analysis to assess soil strength, slope stability, erosion risk and subsurface layouts. Not every piece of land can support a home’s foundation, so this process is critical to a project’s success. Geologists, engineers and architects collaborate to study the soil, terrain grading, landslide risk and seismic conditions to create a thorough building plan.
Traditional foundations are not an option. In many ways, it can feel like these foundations defy physics. Caissons are deep-drilled shafts of concrete that anchor homes into stable bedrock. Grade beams help to distribute weight evenly across irregular terrain. Stilt homes reduce land disruption and allow for builds in complex, steep locations. Because every hillside lot is completely unique, each build is custom from the ground up.
Every home foundation is fundamental to a home’s stability, but the importance is tenfold when building in the Hollywood Hills. These foundations take months if not years of precise and conscientious planning. If the foundation is not perfect, the rest of the design cannot work. The professionals who build these homes deliver a level of excellence that goes beyond the basics and ventures into exceptional levels of innovation.
PANORAMIC VIEWS
What is a hillside home without a sweeping view of the surrounding scenery? Gorgeous panoramic views are a priority when planning a hillside build, but various factors can pose obstacles.
Architects and engineers work to maximize sightlines by strategically orienting homes to overlook desirable views, such as the LA skyline or the ocean. This is often achieved through tiered layouts that improve vantage and floor-to-ceiling glass windows and doors that allow people to view landscapes with ease. To ensure privacy, homes are built with angled viewing points, exterior window tints and thoughtfully placed vegetation.
LETTING LIGHT IN
Los Angeles has no shortage of sunlight, but architects still work to ensure ample natural light in every hillside home. The spacious windows that allow for stunning views also increase natural light in the home. But to amplify this, skylights and open layouts are frequently incorporated, filtering as much light as possible into the home.
However, careful foundation orientation can perfect the flow of natural light while reducing aggressive glares throughout the home. The perfect hillside spatial flow maximizes indirect light while minimizing the hot and blinding direct light that can be a nuisance. These homes embrace the charming coastal light without letting it interfere with the homeowner’s comfort.
EMBRACING THE LANDSCAPE
Building on a hillside can be a challenge, but the best architects and engineers build with the landscape for a flawless flow. The terrain influences the architecture, which means less bulldozing and landscape disruption. Hillside homes are erected against slopes so that residents can enjoy complete views, as well as the cozy, cool comfort of spaces built beneath the ground.
Landscaping is also crucial, as the right soil, plants and trees can strengthen the foundation and seamlessly blend with the natural landscape. Using natural materials found in the region, like stone and wood, further helps the home integrate into the terrain for an effortless and cohesive appearance.

ENGINEERING AS AN ART
Hillside homes require extensive and careful engineering to be successful. But in Los Angeles, the engineers, architects and designers collaborate so that each element of a house improves function as well as form. Stylishly exposed support beams and similar elements offer a modern look, incorporating structures that are traditionally hidden into the final appearance.
Many engineering elements are design elements, such as floating staircases, all-glass exteriors, rain chains, spacious overhangs, infinity pools, rooftop patios and more. These additions need expert engineering, but in the end, they contribute to the overall beauty and comfort of the hillside home.
BUILDING FOR THE ELEMENTS
Homes are built to work with the terrain, but they also need to be prepared for unexpected or extreme elements. In LA, hillside homes require reinforcement to withstand wildfires, earthquakes, heavy rain seasons, strong winds and heatwaves. The engineering and architectural designs work together, using fire-resistant materials, defense-focused landscaping, retaining walls, advanced drainage, waterproof materials and steel framing.
Reinforcing the foundation is crucial for seismic resilience. While homes must withstand the elements, the best designs leverage them by using solar panels, water collection and passive cooling systems.
INNOVATION THAT INSPIRES
The foundation and structure of these homes are an inherent part of the final aesthetics and living experience, so each step toward building is connected to the end result. Every hillside home is a feat of creativity and constraint.

Legacy by Design
LEGACY BY DESIGN: THE ARCHITECTURE OF TIMELESS LUXURY
It is difficult to pinpoint what makes a home design feel timeless or which elements define a style. The key to a luxurious, beautiful home is a mix of timeless architecture and trendy accessories that, together, evoke feelings of comfort and delight. Trends foster intrigue, while timelessness creates grace. When timeless architecture meets trendy styles, this creates meaningful harmony.
THE LASTING ELEGANCE OF TIMELESS ARCHITECTURE
WARM AND WELCOMING
Timeless designs feature hardwood floors, crown molding, heritage trims and high-quality materials. Layouts are symmetrical, and materials are high-end. There is also a natural sense of flow and luxury. These elements come together to make spaces feel homey yet elevated and supremely inviting. These designs prioritize functional features that make spaces comfortable for years to come. High ceilings, windows positioned for maximum natural light and proportional room sizes are all timeless characteristics.
OLD MONEY AESTHETICS
Craftsmanship and restraint are the cornerstones of timeless design. Think of timeless home design as an “old money” aesthetic. Dramatically large windows, opulent details, classic pools, spacious patios and familiar silhouettes capture this energy. Instead of being experimental, timeless designs stick to what works and what has worked for decades — maybe even centuries. The aesthetic leans toward the serene rather than the spirited — less about pushing boundaries and more about the quiet satisfaction of getting everything exactly right.
EFFORTLESS NEUTRALS AND NATURALS
Neutral colors, such as rich browns, soft beiges, creamy whites and airy grays, are timeless. These hues never go out of style and leave homeowners room to change aesthetics by incorporating vibrant colors in other ways. Natural materials also define timeless aesthetics. Organic stone and solid wood are often essential elements, as opposed to metals, plastics and more modern materials.
THE ENERGY OF TRENDY ACCENTS
Trendy elements bring refreshing energy to a space, capturing people’s personalities and timely styles. Trendy pieces can reinvigorate any home.
CREATIVITY AND PERSONAL EXPRESSION
Timeless designs do not allow for much self-expression or creativity. Those designs are rooted in legacy styles that are easy for everyone to love. Trendy designs leave plenty of room for experimentation and artistic expression, whether that is bright-colored paint, eye-catching wall art, eclectic sculptures or bold light fixtures. From patterned wallpaper to eccentric furniture and statement interiors, people can create a personalized space by using trendy elements.
NEW MONEY LUXURY
“New money” aesthetics do not fall into the patterns of the past. Instead, they lean into what is fresh and forward. Finishes like gold details, statement chandeliers and unique countertops help spaces feel more current. The “new money” styles are not restricted by what is tried and true, so people can consistently change accents to keep their space interesting and evolved. Furthermore, trendy aesthetics embrace technological advancements and integrate them into the design, such as smart home features and energy-efficient appliances.
CONTEMPORARY CULTURAL INFLUENCES
While trendy design allows for self-expression, it also gives people the opportunity to align their home to cultural moments. For example, many people wanted to incorporate butter yellow in their home, whether by painting a room, changing linens, updating upholstery or painting kitchen cabinets. Trends like pop art or plastic furniture have also had their moments in the past, making homes feel contemporary and voguish.
WHERE TRENDY AND TIMELESS COEXIST
Timeless and trendy designs do not have to be opposing. They can coexist when elements of both are incorporated thoughtfully. Blend the old with the new to enjoy contemporary self-expression and enduring foundations.
“Trendy designs leave plenty of room for experimentation and artistic expression, whether that is bright-colored paint, eye-catching wall art, eclectic sculptures or bold light fixtures.”
WHAT THE EXPERTS SAY...
Luxury today is no longer defined by perfection. We are seeing a shift away from the sterile minimalism and endless shades of white that dominated much of the last decade. People are craving homes that feel personal, collected, and deeply connected to who they are.
The new luxury is layered. It embraces rich color, tactile materials, and spaces that evoke emotion. Clean, rigid lines are giving way to softer silhouettes, organic forms, and sculptural shapes that create a sense of ease and comfort. Rather than feeling pristine or untouchable, today’s most compelling interiors are warm, expressive, and designed to be lived in. I get clients who tell me, “No Gray!”
There is also a renewed appreciation for craftsmanship and authenticity. Handcrafted details, artisanal finishes, and materials that naturally patina over time bring a sense of soul and permanence to a home. These subtle imperfections tell a story—revealing the hand of the maker and creating spaces that feel unique rather than manufactured.
At Peti Lau Design, we believe great interiors should be both elevated and approachable. Our work is rooted in creating timeless, layered environments that reflect the individuality of each client while balancing beauty, function, and comfort. Drawing from a global network of artisans, makers, and craftspeople, we curate exceptional furnishings, bespoke pieces, and rare pieces that seamlessly coexist with contemporary design. The result is an interior that feels collected, sophisticated, timeless, and unmistakably personal.

TIMELESS FOUNDATIONS
Timeless foundations like high ceilings, hardwood floors, windows that invite natural light, and detailed moldings act as ageless bases that can be added to. When designing a space, it is best to opt for timeless designs for the more permanent items and general architectural feel, which include room sizes and home layouts. These aspects of a home cannot be easily changed as trends evolve.
TRENDY ACCENTS
When it comes to furniture, light fixtures, wall paint, wallpaper, art and other accessories, trendy designs are much more accessible. These pieces can be changed with little effort, so homeowners can play around with trends and artistic expression without having to commit to a lifetime with specific trends. A butter-yellow wall can be repainted, and curved furniture can be exchanged for sharper silhouettes. A timeless foundation can adapt to almost any modern trend, so the home maintains its emotional warmth while also feeling distinctly of-the-moment and personalized.
BALANCING CLASSIC WITH CONTEMPORARY
Timeless designs and trendy styles do not have to be mutually exclusive; they work best when they are strategically combined to create homes that offer lasting style with space for modern flair.

Between Earth and Ocean Air
BETWEEN EARTH AND OCEAN AIR: THE ARCHITECTURE OF CABO LIVING 130 TH E OPPEN H EIM GROUP
Shadows of the past dance with the height of modern design in the sunsoaked coastal sanctuary of Los Cabos. Weaving ancestral materials into their striking moderation, the living spaces lining Cabo’s whitesand beaches present a marvel of cultural contrast — a sophisticated fusion of tradition and innovation. But the streamlined history in Cabo’s luxury homes and resorts is more than just a high-water mark in rustic, understated elegance. It’s an answer to its lush environment, providing stylish respite within the region’s panoramic ocean views.
ORGANIC HARMONY
Cabo’s cobbled streets and arched doorways can make an afternoon stroll feel like a walk through a bygone era. In the San Jose del Cabo Historic District, Spanish-Colonial-era structures are fortified with memories reaching back as far as the 1700s, while pastoral haciendas and villas pull traditional Mexican architecture into the cultivated taste of today. Clean and austere geometry commands these minimalist spaces, inviting dramatic lighting to a peaceful, scenic effect. Those seeking respite at resorts like Esperanza, Auberge Collection will find that thatched-palm roofs and colorful hand-painted tiles add a touch of old-world vibrance to the sleek contemporary lines that stretch across the open-air layouts, blurring the distinctions between structure and scenery. Using transparent glass walls and locally sourced materials like prehistoric lava rock and earthy travertine, designers recruit elements of nature to help create the mesmerizing synergy in popular destinations like Montage Los Cabos. The resulting stark elegance makes it difficult to discern between intention and incident, but it erases any doubt of the soothing ambiance it provides.
FUNCTIONAL LUXURY
The magic of Cabo’s architecture is not limited to its inviting look and liberating feel. The hyper-modern minimalism of these unique homes is complemented by climate-responsive design features that help make Cabo life seamlessly sustainable. Deep overhangs and covered terraces abound in Solaz, providing shade from the region’s year-round sunshine. Constructed from thermal mass materials like concrete and local stone, these structures naturally absorb heat in the day and release it at night to maintain balanced temperatures in this Luxury Collection Resort’s passive climate strategy.
Bending tradition, patios and courtyards in the immersive Ritz-Carlton Reserve of Zadún serve as central living spaces, softening the contrast between indoors and outside. Reflective pools and fountains are used to encourage evaporative cooling, and native, drought-tolerant plants are strategically placed to reduce water usage and diminish the urban heat island effect. Even the angles and altitudes of these ergonomic environments have been carefully considered, with large windows and high wall openings calculated to maximize the ocean breeze.
COMFORT, COLOR AND TEXTURE
The organic modern style in Cabo stretches beyond design to invoke a lifestyle. Cohesive simplicity adorned in the colors of sand, stone and sea, as found in the private community of Querencia, creates a powerful setting for calm connection, introspection and relaxation.
Neutral shades of white, beige and gray cover the background, allowing earthy embellishments like natural wood door frames and limestone fireplaces to take center stage in this golfer’s haven.
The ornate compositions of opulent living spaces like Dos Vistas Cabo use large stone walls to incorporate textures of nature in both the exterior and interior, keeping coastal tones front and center while adding an incredible tactile ambiance.
Accentuated by sandstone countertops and handblown light fixtures, every room invokes the authentic spirit of the Capes.
Laced with emotive color and texture, these saturated spaces were inspired in part by the luminous palates of visionary builder Luis Barragán and, in a greater sense, his leading philosophy that “Any work of architecture which does not express serenity is a mistake.”
FURNISHING FINESSE
Cabo’s serenity is enhanced by the carefully chosen furnishings that adorn its properties. Sunshine streaming through a bedroom balcony may fall upon a rough-hewn wooden bench on a lazy morning at the top-rated family resort, One&Only Palmilla. Throughout the property, aged Mexican clay pots that echo an old-world sensibility overflow with native flora, adding antiquity, local charm, and a calming familiarity all at once. At the breezy Chileno Bay Resort & Residences, long, cushioned sofas provide a comfortable perch from which to observe the crashing waves, while woven materials drape wooden patio furniture, bringing warmth to these serene spaces imbued with the invigorating essence of crisp ocean air. In the intricately layered environment of the famed Four Seasons Cabo Del Sol, tables forged from reclaimed Oak and stands of aged Teak introduce a practical touch of the tropics, stylishly straddling the line between environmental truth and ornamental art. From the trees that frame the lawn to the palm-woven chairs beneath them, every carefully selected element tells a story.
UNLOCKING THE MAGIC
With its rich history in the hands of some of the world’s most progressive designers, Los Cabos has become an unmatched destination for smart and satisfying contemporary life. Its magic lies in casting the ordinary in a revealing, extraordinary light.

As design sensibilities have matured, traditional shoreside motifs have given way to a cleaner, more intentional modernism defined less by decorative references to the ocean and more by the structural decisions required to live alongside it.
LAYOUTS ORIENTED TOWARD THE PACIFIC HORIZON
The most sought-after San Diegan properties are conceived with their sightlines in mind from the earliest stages of design.
In La Jolla’s Lower Hermosa and the Muirlands, for instance, architects position kitchens and great rooms to open directly onto outdoor entertaining areas, while eastern exposures accommodate private retreats. This arrangement allows morning spaces, such as primary suites and breakfast nooks, to capture the sunrise, while living and entertaining rooms face west for an uninterrupted view of the sunset over the Pacific.
However, when parcel size does not allow for the sprawling estate sizes found in La Jolla and the Muirlands, lot position tends to be more of an asset than square footage alone. Del Mar’s Beach Colony and Olde Del Mar, for example, have compact, narrow lots. These constraints compel architects to think vertically, often stacking living areas across multiple levels and using rooftop decks and skylights to capture ocean views that a conventional single-story plan would sacrifice.
To counterbalance those challenges, the region’s home designers map a site’s light patterns across seasons before committing to a single window placement. By taking this preparatory step, they ensure that natural light enhances every room rather than overwhelming it.
Clerestory windows above the sightline draw daylight deep inside without floor-to-ceiling glare. Additionally, recessed overhangs and cantilevered roofs shade western glass during peak hours while preserving the panoramic views that define the home’s character.
CALIBRATING FOR COASTAL LIGHT
A west-facing great room on the San Diego coast offers an enviable vantage point at sunset, but an uncomfortably bright one at three in the afternoon. Managing that tension is one of the more nuanced aspects of coastal design, and it begins well before construction.
San Diego experiences approximately 260 sunny days per year, and they have long blurred the line between indoors and out. Building on this tradition, the latest generation of coastal homes has taken that principle to its logical conclusion.
Multi-panel sliding glass systems now create openings wide enough to retract an entire wall into a pocket cavity, leaving nothing between a living room and the terrace beyond. These systems are coupled with flush thresholds — where interior and exterior flooring meet without a step or transition strip — to reinforce the illusion that the boundary never existed.
The effect, however, is far more than visual.
For example, placing a kitchen island six feet from an outdoor grill or extending a stone floor from the dining table to a covered loggia expands the home’s usable footprint without adding any square footage.
HIGH PERFORMANCE MATERIALS
Every material decision in a coastal San Diego home is, at some level, a durability decision. For instance, salt air corrodes standard metals within years, while ultraviolet exposure bleaches and cracks conventional paints and sealants. Wind-driven moisture finds its way into any joint that has not been properly detailed.
Experienced local builders have moved toward materials engineered for marine conditions. Thermally broken aluminum and 316 stainless steel resist salt corrosion at vulnerable building points, while exterior cladding combines smooth stucco with fiber-cement or thermally modified wood for extra protection.
Interior palettes have evolved in parallel. Designers along the coast have moved away from stark white minimalism, instead embracing ashwood cabinetry, limewash wall finishes, linen textiles and matte bronze hardware, all of which develop character over time rather than resist it.
WATER-WISE PLANTING ALONG THE BLUFFS
On bluff-top properties in Encinitas and Solana Beach, the terrain itself becomes a design asset. Instead of grading a slope flat, landscapers work with its natural contours, stepping the grade into a sequence of dining terraces, firepit landings and gardens connected by gravel paths and decomposed granite.
Threaded between these spaces are native species such as Cleveland sage, manzanita, lemonade berry and California lilac, which provide seasonal color with little to no irrigation once established.
Massed together, they form an evergreen framework that anchors the garden through San Diego’s long dry season while drawing hummingbirds and pollinators into the landscape.
AN INVESTMENT AND A PLEASURE
A well-designed home on San Diego’s coast is both a sound investment and a daily pleasure. The best among them offer unobstructed Pacific views from spaces built to perform as well as they look.

The Luxury of Time
Southern California has its own pace and flow, but it is not without pressure. Cities like Los Angeles are known for traffic, fast-moving industries and packed schedules. Still, many residents carve out a sense of ease within that intensity, placing an emphasis on self-care and wellness before attending to what the world asks of them. Instead of sprinting through their day at every moment, people find ways to slow down, creating a rhythm that balances productivity with presence. See what a day in SoCal can look like, from San Diego and LA to Palm Springs and Malibu.
GENTLE MORNINGS WITH INTENTIONAL MOVEMENT
Mornings in SoCal do not always begin calmly, as commutes and early meetings are part of daily life, but many locals intentionally start their day on a slower note. That might look like a sunrise walk along Santa Monica Beach or a quiet coastal hike through Torrey Pines State Natural Reserve.
People often prioritize movement before diving into their schedules. Beach yoga classes and solo stretching sessions are common, with participants matching their pace to the rhythm of the waves. A stop for matcha or a fresh smoothie, whether at a neighborhood café like Stereoscope Coffee or along the coast, adds a moment of calm. Even on busy days, mornings are treated as an opportunity to begin with intention rather than urgency.
W O R K D AY S T H AT W O R K A R O U N D L I F E The workday in Southern California reflects the region’s mix of ambition and flexibility. While industries like entertainment and tech can be demanding, many people build in moments of reset throughout the day. Remote work and hybrid schedules allow some residents to set up at home or take their laptops to outdoor patios and cafés, such as Gjusta Bakery in the Venice Beach area. Others step away for a midday walk, a quick workout or even a visit to a local farmers’ market. For those working closer to traditional hours, short breaks still offer a chance to recharge. A hike through Runyon Canyon Park or a walk along the coast can provide a mental reset before returning to emails and deadlines. These pauses help create a sense of balance within a full schedule. SUN-FILLED AFTERNOONS
Afternoons in SoCal often reflect the region’s connection to the outdoors. When schedules allow, people take advantage of the consistent sunshine, whether that means a bike ride along the coast, a light jog through Point Mugu State Park or time spent in Crystal Cove State Park.
In places like Santa Monica or San Diego, it’s common to see people transitioning seamlessly from work to outdoor activity. Even for those with busier schedules, small moments, like running errands under clear skies or stepping outside for fresh air, contribute to a more relaxed pace of life.
Afternoons are not always unstructured, but the environment makes it easier to integrate movement and leisure into the day.
SUNSET SOCIALIZING
As the day winds down, social life in Southern California often centers around the outdoors. Evenings might include dinner at a coastal restaurant, a casual beach picnic or drinks with friends on a patio. Popular sunset spots like El Matador State Beach draw small groups looking to unwind at the end of the day. Rather than formal, high-pressure plans, gatherings tend to feel flexible and low-key, with people dropping in as their schedules allow.
Wellness still plays a role here, too. Some opt for evening walks, light workouts or even group activities like yoga or meditation, blending social time with relaxation.

PEACEFUL NIGHTS
Evenings often wind down with quieter rituals. After a day that may have included both work and movement, people shift toward rest, whether that means a warm shower or time spent outdoors. In quieter areas like Palm Springs or Laguna Beach, the slower pace becomes even more apparent after dark, with stargazing and calm, open spaces like Joshua Tree National Park or Heisler Park offering a contrast to busier city centers. Even in more active areas, small routines help signal the end of the day and prepare for rest.
A LIFESTYLE WITH BREATHING ROOM
Southern California residents create a lifestyle where work and rest, and obligation and enjoyment, can exist side by side. The luxury of time in SoCal is not about having more of it, but about using it differently.
