Letters from the CEOs

Letters from the CEOs

Welcome to the World of MAISON

The Bahamas has long stood as a beacon of stability and sophistication. Beyond the 700 islands and the clearest water on the planet lies a way of life that is as vibrant as it is serene. From the rhythmic pulse of Junkanoo in Nassau to the storied estates of Lyford Cay and the untouched beauty of the Abacos, this archipelago offers a lifestyle of distinction that is unmatched.

In this edition of World of MAISON, we take you deeper into our islands and our firm. You will see the impact of our Curated Spaces initiative—where strategic design has transformed properties and recovered millions in equity for our clients—and get a first look at the MAISON Villa Collection, designed for those who wish to “test-drive” the island lifestyle.

Our growth is fueled by our connection to the world. As the exclusive affiliate of Forbes Global Properties, we ensure our local treasures receive the international spotlight they deserve. Following my note, you will find a message from Michael Jalbert, CEO of Forbes Global Properties, reflecting on our partnership and the shared values that define our “relationship culture.”

We don’t just sell property; we share the islands we call home. Welcome to our world.

Ryan Knowles Founder & CEO, MAISON

Letters from the CEOs

Reflecting on Four Years of Global Partnership

Saturday, 1 January 2022, was an auspicious day — the start of a new year and a new chapter for MAISON Bahamas. This was the day MAISON joined Forbes Global Properties. I’m so glad they did.

As an invitation-only network, we approached MAISON’s CEO and Founder, Ryan Knowles, not simply because he had personally sold more than $500 million worth of prestige real estate, nor because MAISON is the leading brokerage in The Bahamas.

By that, I mean we share an underpinning culture — a way of doing things. The instinct to value people above all, to honor our clients through personal service, and to keep that culture authentically alive within our organizations.

Forbes Global Properties epitomizes relationship culture. So it’s no surprise that immediately following our recent conference in Palm Beach, Ryan welcomed network colleagues from Italy and Germany keen to explore the Bahamian market on behalf of their clients. Nor is it surprising that MAISON has recently received and provided referrals to Forbes Global Properties members as far apart as Greece, Montreal, Florida, and Hawaii.

Ryan, long may MAISON’s success continue.

Michael Jalbert

Chief Executive Officer, Forbes Global Properties

WORLD OF MAISON

Abaco

Boating Capital of The Bahamas

A 120-mile chain of cays in the northern Bahamas, Abaco was built around the water rather than beside it. A barrier reef and the shallow, protected Sea of Abaco make this some of the most forgiving cruising ground in the region, which is why sailors, racers and shipwrights have kept coming back for generations — Man-O-War Cay still builds hulls by hand.

The property market follows the same logic. Deep-water dockage and marina residences at Marsh Harbour and Hope Town. Beachfront on the outer cays, reached by tender. Private residences inside Baker’s Bay on Great Guana Cay. Abaco has its own international airport, with direct service from Miami, Fort Lauderdale and West Palm Beach — so the boat, and the house, are a short flight from home.

To view Abaco with a MAISON advisor, inquire through Nicole Fair, Abaco Market Lead.

Abaco

Elbow Cay & Hope Town

Elbow Cay & Hope Town

Abaco — Character, Exclusivity & Boutique Real Estate

Hope Town is one of the most photographed villages in The Bahamas — the candy-striped lighthouse, the protected harbour, the colorful wooden cottages spilling down to the water. It is only accessible by boat. There is no bridge. There never will be.

That single fact is the entire investment thesis. Supply is permanently constrained. Character is protected by geography. The people who own here have specifically chosen somewhere that isn’t easy to reach. Values hold because nothing can be built at scale and nothing is ever torn down.

Over the last twenty-five years, Elbow Cay has grown from a sleepy fishing village into a vibrant destination — boutique resorts like Abaco Inn and Firefly, renowned restaurants, a calendar of community traditions like the Boxcart Derby — without ever surrendering what made it worth coming to in the first place. This is capital preservation in one of the most beautiful places on earth.

Abaco

Treasure Cay

Abaco — Beach Community & Lifestyle Residences

Treasure Cay beach consistently ranks among the finest in the world — three and a half miles of crescent-shaped powder, the color of opal, lapped by water so impossibly clear it appears lit from below. But the beach is only the entry point. What sustains Treasure Cay is something rarer: a close-knit community with a loyal owner base who return year after year, generation after generation, because this place delivers a warmth that buyers are completely unprepared for.

Nearly 1,500 homes make Treasure Cay the largest residential resort community in the region, and the property is in the middle of the most significant redevelopment in its history. Marina upgrades. A renovated golf course.

A complete rebuild of the former hotel site. The new Coco Bar. The runway is paved, the airport is operational, and capital is moving in. Canal-front values have more than doubled in the last three to four years — and the work is only beginning.

Waterfront homes, beach villas, and marina residences show strong short-term rental demand and a rising buyer profile. Americans pricing out of the Florida Keys are discovering Treasure Cay — and staying. For a buyer who wants a real community, a real beach, and a real entry price into the next chapter of The Bahamas, Treasure Cay is the conversation.

Abaco — Private Island Living at the Pinnacle

Then there is the apex. Montage Cay is a private island experience of extraordinary calibre—the first private island community ever undertaken by the Montage Hotels & Resorts brand, and where every detail of the environment has been considered, from arrival to landscape to service.

The development will include a full resort hotel, private villas and suites, restaurants, a spa accessible to visitors arriving by boat, and the only over water bungalows in The Abacos. Cottage Residences start at $5.5M; Estate Homesites begin at $6.8M, inclusive of land, construction, landscaping, pool, furnishings, and appliances.

Montage Cay is for the ultra-high-net-worth buyer who has stayed in the finest private island resorts in the world and is ready to own rather than rent that experience. Dollar denominated in a stable jurisdiction, with fractional and whole ownership structures available, it represents the very top of what is possible in The Bahamas right now—and the window to acquire at this stage of development is narrow.

Ryan Knowles: Founder & CEO

Honestly, there’s really nothing quite like the peaceful silence of the Out Islands.
Ryan KnowlesFounder & CEO

You’ve completed over $500 million in personal sales. What is the one thing that still surprises you about the Bahamian luxury market?

It’s the resilience of the demand. Even in shifting global economies, The Bahamas remains a “blue-chip” destination for wealth. What surprises me is how personal the move is for our clients. It’s rarely just about the tax advantages or the climate; it’s about a fundamental desire for a “lifestyle of distinction” that they simply can’t find anywhere else.

Why was the partnership with Forbes Global Properties the right move for MAISON?

Because luxury is a global language. Being the exclusive Bahamian affiliate allows us to put our clients’ homes in front of 150 million monthly visitors across the Forbes network. It’s a “brand halo” that provides 80% more awareness than traditional luxury brands. It means we are connecting a villa in Lyford Cay with a CEO in Dubai or an investor in London through a name they already trust.

What makes MAISON unique?

We’re built for The Bahamas as it actually is — a country of islands, not a single city. We have advisors on the ground in the Out Islands as well as Nassau, and we handle residential, private islands, new development and commercial under one roof. A client doesn’t need four different firms to be properly represented here. They need one that knows the ground.

Where is your personal “paradise” when you aren’t closing deals?

I live on beautiful Paradise Island, so I’m truly lucky to be able to call it home. But honestly, there’s really nothing quite like the peaceful silence of the Out Islands. Whether it’s the soft pink sands of Harbour Island or the stunning blue holes of Abaco, getting away from the desk and into the water is how I stay sharp for my clients.

Tax and Financial Considerations for Island Properties

The Bahamas offers an enticing blend of tropical beauty and financial advantages, making it a haven for wealthy individuals, business owners and remote workers seeking a favorable tax environment. This article explores the tax and economic considerations of relocation to The Bahamas, providing insights into what makes this destination an attractive choice.

A Tax Haven for Individuals and Businesses

The Bahamas’ tax system is one of the most attractive in the world. It is often considered a tax haven due to the near-total absence of direct taxes on individuals and companies. For residents of The Bahamas, there are no personal income taxes, capital gains taxes, estate or inheritance taxes, or wealth taxes. Salaries, investment earnings, and inheritances can be received tax-free, a stark contrast to jurisdictions where top earners might pay 40% or more in income tax or significant levies on capital gains and estates.

The Bahamas’ tax system is one of the most attractive in the world.

“The appeal of tax advantages, paired with a coastal lifestyle.” a negligible amount compared to traditional corporate taxes that can exceed 25% elsewhere. Another appeal of the Bahamian system is tax neutrality for businesses. The Bahamas imposes no corporate income tax on resident companies, and profits from both local and foreign operations remain untaxed by the government. Instead, revenue is generated through modest business license fees and a value-added tax (VAT) on goods and services. For most firms, the business license fee is capped at around 0.75% of turnover. This is Beyond taxation, the nation’s solid financial infrastructure, anchored by reputable banks and a strong currency, offers further confidence for those relocating capital. Institutions such as Deltec Bank and Ansbacher (Bahamas) Ltd. provide private banking and wealth management services, reinforcing investor confidence. For individuals managing global assets, The Bahamas offers confidentiality, robust legal protections, and smooth international transactions. Companies operating in The Bahamas should, of course, plan for import duties and VAT. The significant savings in direct taxation typically offset these costs. This structure appeals to entrepreneurs seeking financial efficiency and proximity to the United States. In recent years, the appeal of tax advantages, paired with a coastal lifestyle, has attracted not only individual investors but also hedge funds, family offices, and private equity firms, who have established offshore entities in Nassau and Grand Bahama. European “Non-Dom” Tax Status vs. The Bahamas

It is also worth examining the concept of non-domiciled (non-dom) tax status in Europe as a comparison point to The Bahamas. Non-dom status is a specific tax classification that enables foreign residents to limit local taxation to income earned within the host country. Essentially, someone who relocates to a country but remains domiciled elsewhere may only pay taxes on local earnings while shielding global income from taxation. This arrangement has historically been offered in countries such as the United Kingdom, Malta and Ireland. Additionally, more recently, tax policies in Greece and Italy enable wealthy expatriates to pay a fixed annual tax on income. However, non-dom status involves certain complexities and conditions. Eligibility often requires proving that a permanent home is outside the host country, and there are usually time limits to the status.

In comparing non-dom to The Bahamas, both paths aim to minimize tax on global income. They simply approach this goal differently. With a non-domiciled setup in Europe, individuals typically pay a flat fee or tax on local income. However, they must adhere to complex regulations concerning the amount of money they can bring in and the duration of their stay. By contrast, becoming a resident of The Bahamas is far more straightforward. There are virtually no taxes on any income. Since this is the country’s default tax system rather than a special temporary status, there are no time limits or renewal requirements to maintain the benefit. Additionally, those who relocate to The Bahamas will not have to juggle domicile or remittances. Foreign income can be used freely in The Bahamas without triggering local taxes, as there simply are none. Another difference is in reporting requirements. Non-domiciled status still requires compliance with the country’s tax reporting system, even if using the remittance basis. In The Bahamas, there is no personal income tax filing system to worry about.

Investments can compound free of capital gains tax.

Wealth, Warmth and Wise Planning

Relocating to The Bahamas can be a transformative move. Not only does it allow one to enjoy a sun-soaked lifestyle, but it also offers significant financial benefits through its tax laws and investment opportunities. Here, income can grow unencumbered by income tax, investments can compound free of capital gains tax, and an estate can be preserved for heirs without inheritance taxes.

The Bahamas Pavilion — La Biennale di Venezia, 2026

fter thirteen years away, The Bahamas has returned to the world’s most storied art exhibition—and the international art world is paying close attention.

A collaboration carried forward in spirit—and finding in it something rare: joy.

A posthumous collaboration

Titled In Another Man’s Yard: John Beadle, Lavar Munroe, and the Spirit of (Posthumous) Collaboration and curated by Dr. Krista Thompson, the pavilion pairs the work of the late John Beadle (1964–2024) with that of the internationally acclaimed Lavar Munroe. Both artists draw deeply from Bahamian tradition—above all Junkanoo, the exuberant street masquerade that turns paper, color and rhythm into a living art form. The exhibition imagines a dialogue that continues beyond Beadle’s lifetime: a collaboration carried forward in spirit rather than in person.

Acclaim across the art world

That spirit has resonated far beyond the Giardini. Artsy named the pavilion one of the ten best national presentations of the 2026 Biennale; the Royal Academy of Arts singled it out as one of five must-see pavilions; and it has been featured by The Art Newspaper, ARTnews and The New York Times. Its opening drew a remarkable gathering of the contemporary art world—among them the celebrated artists Ebony G. Patterson, Edouard Duval-Carrié and Alvaro Barrington, alongside representatives from the V&A, Tate Modern and the Hayward Gallery.

A return, thirteen years in the making

Founded in 1895, La Biennale di Venezia remains the most consequential stage in contemporary art—the place where nations articulate who they are through the work of their artists. In 2026, after an absence of thirteen years, The Bahamas has returned to Biennale Arte with a national pavilion, marking only the second time in its history that the archipelago has presented itself on this global platform. It is a genuine milestone in the nation’s cultural story, and one the art world has been quick to recognize.

A national, collective effort

If the achievement belongs to the artists, the moment belongs to a community. The pavilion is the product of an extraordinary collaborative effort, with John Cox of Baha Mar and Amanda Coulson of TERN serving as commissioners. It has been made possible by a coalition of supporters including Baha Mar, the Nassau & Paradise Island Promotion Board, the Central Bank of The Bahamas, the Paradise Island Tourism Development Association, the Sean Connery Foundation, Glinton Sweeting O’Brien and the National Art Gallery of The Bahamas, among others. In Another Man’s Yard remains on view until 22 November 2026.

Forbes Global Properties Portfolio

Forbes Global Properties Portfolio We are the exclusive member of Forbes Global Properties in The Bahamas. Market Insights The Bahamas has matured into one of the world’s most resilient luxury property markets — earning its place among the leading prime residential destinations tracked in Knight Frank’s 2025 Wealth Report. Its appeal rests on fundamentals that rarely move: no income, capital gains, or inheritance tax; a currency pegged one-to-one with the US dollar; and a location barely fifty miles from the Florida coast. After the extraordinary surge that followed the pandemic, price growth has settled into a steadier rhythm, with prime waterfront values now appreciating in the mid-single digits each year. Far from signaling a cooling, this moderation reflects a market defined by scarcity: new listings across Nassau and Paradise Island have tightened sharply even as transactions hold firm, keeping well-located homes competitive and supporting values at the top of the market. Demand remains led by American buyers, followed by Canadian and European purchasers — and, increasingly, they are choosing to stay. As many as half of the islands’ affluent residents are now permanent, up from roughly a fifth before the pandemic, a shift reinforced by the January 2025 rise of the Economic Permanent Residence threshold to one million dollars. Today’s buyers are discerning and value-driven, prioritizing enduring quality and prime location over speculation. Multigenerational family compounds, wellness-led design and branded residences define the most sought-after offerings — homes acquired not merely as retreats, but as lasting assets within a global portfolio. Q&A with Jeremy Pratt

Q&A

Jeremy Pratt: SVP, New Development

What excites you most about the current opportunities in new luxury developments across The Bahamas?

What excites me most is witnessing prestigious global brands place their trust in The Bahamas and make significant investments not only in Nassau but across the entire archipelago. This confidence showcases The Bahamas as a truly premier destination for luxury living and investment, highlighting its unique appeal and vibrant potential.

How do you balance innovative design with the unique environmental and cultural aspects of each island?

Every significant investment project is meticulously evaluated through a rigorous environmental impact assessment conducted by the government. Additionally, community engagement is paramount; Town Meetings are organized to ensure that local voices are heard and concerns are addressed. This collaborative approach allows the government to make informed decisions that prioritize the best interests of each island, fostering sustainable development while safeguarding the unique beauty and charm of The Bahamas.

What trends are you seeing in buyer expectations for new developments, and how are you adapting to them? It’s all about exceptional amenities, unparalleled security, and a focus on health and wellness. When collaborating with developers, we consistently emphasize the latest trends that are shaping the luxury and ultra-luxury markets. By understanding and integrating these elements, we ensure that developments not only meet but exceed the expectations of discerning clients seeking a refined lifestyle.

Outside of work, how do you enjoy life in The Bahamas and what spots are your personal favorites? Life in The Bahamas is truly a paradise, where I relish every moment spent on the stunning beaches. There’s nothing quite as soothing as boating through the breathtaking Exuma Cays, where the vibrant hues of the waters are unparalleled anywhere else in the world. Whether I’m lounging on the soft sand with a captivating book in hand or simply soaking in the tranquillity of island living, each experience is a testament to the serene beauty and luxury that The Bahamas offers.

If you could design a signature development any where in The Bahamas, what would it look like and where would it be? My signature development envisions an exclusive private island retreat nestled in the exquisite Exuma Cays. This sanctuary would feature a diverse array of luxurious living accommodations, including beachfront condominiums, elegant estate homes, and charming beachfront cottages. At the heart of the island, a sophisticated clubhouse would serve as a gathering place for guests, complemented by an array of world-class amenities, including a state-of-the-art gym, rejuvenating spas, and a comprehensive wellness center. Each property would be attended by a dedicated private chef, who would curate personalized culinary experiences tailored to each guest’s preferences. For ultimate convenience, the island would be equipped with a helipad and a marina, accommodating various modes of travel. To ensure peace of mind, our commitment to safety includes round-the-clock security, allowing residents to fully immerse themselves in the tranquillity and luxury of island living.

The Art of Longevity

Champion Spirit Country Club — West Nassau, The Bahamas

On a quiet stretch of the Bahamian coast, a new kind of retreat is rewriting what it means to care for the body—somewhere between a clinic, a training ground and a sanctuary.

A sanctuary on the water

Beyond the retreat

Set along the crystalline waters of West Nassau, the Champion Spirit Country Club occupies one of the Caribbean’s more rarefied addresses—and the setting is no accident. Sea air, unhurried light and lush vegetation are treated as part of the program rather than its backdrop. The effect is less resort than refuge: a place conceived to reconnect a person with themselves.

For the more spirited, the club’s Airtrack offers an aerial adventure pitched at every age and ability—a test of balance and nerve threaded through the landscape. Longer Champion Spirit retreats gather the whole proposition into immersive stays, for guests who regard their wellbeing as a long game.

An integrative philosophy

What distinguishes the club is the seriousness beneath the serenity. Its approach is openly integrative, gathering cutting-edge biomedicine, bespoke physical preparation and highly advanced regenerative therapies under one roof. The premise is simple and faintly radical: that the body is an asset to be cultivated across a lifetime, not merely maintained.

Enhancing the living

That philosophy unfolds across a constellation of experiences—a dedicated Performance Center, a full range of sporting disciplines and a suite of wellness therapies. A longevity and bio-optimization program addresses the science of aging well, while a Kids Club, hospitality and leisure spaces extend the experience to families and to the simple pleasures of an island stay.

The body is an asset to be cultivated across a lifetime— not merely maintained.

The Art of Longevity

Q&A with Champion Spirit

Q&A

Abdoulaye Fadiga, Founder of Champion Spirit

What is Champion Spirit Country Club?

A family-friendly sports, longevity, and wellness resort in West Nassau. Social, medical, lifestyle, and performance — prevention and real life — all in one place, with private residences. A resort you live in every day.

Where does the idea come from?

Three lives shaped it. I grew up in Africa, where prevention was a culture and nature was the first school. The ring and Thailand’s traditional masters instilled discipline. Science came later, validating what tradition already knew. Twenty years spent preparing champions, leaders, and families confirmed the essential: the greatest wealth anyone can build is a body that stays functional. Champion Spirit exists to build that. Everything it teaches has been lived.

What makes it different from a wellness resort?

A resort gives you a beautiful week, and that has its place. But our work starts with measurement — how you move, how you sleep, how you recover, and your actual capacity. From there, we build a personalized protocol, with the same care we give champions, tailored to everyday life. And because nothing lasts without pleasure, the protocol lives within a lifestyle of the table, the sea, the court, and the people. An ecosystem where the athlete in you feels at home. We do not offer packages; we design protocols because no two bodies are alike.

You talk about longevity. What does that mean here?

Preventive, not reactive. Most people wait until something breaks. We train the body before it does. We track strength, mobility, cardiovascular capacity, recovery, and nutrition over time, as in an athlete’s season. Longevity is not a cure. It is preparation.

Why The Bahamas?

The world is already moving here. Families are choosing space, sea, and time together over noise. The Bahamas offer what modern life takes away, and our work is to turn that gift into a method. Plus, Nassau is just forty-five minutes from Miami.

What is the philosophy behind it all?

Health is the new wealth. Comfort can be bought; a body that keeps pace with your life cannot. Our work is simple: stay functional, strong, and free at ten, forty, and eighty.

Off the shores of Nassau, a world of unforgettable island escapes awaits beyond the horizon. Some islands, just a short ferry ride away, deliver private island luxuries, complete with lavish cabanas, inspired cuisine and creative cocktails. Other getaways encourage exploration and adventure, whether paddleboarding through crystal-clear waters or swimming alongside diverse marine life. These islands seamlessly blend natural beauty with adventure, satisfying every day-tripper’s desires. Whether seeking sun, sea or solitude, these day trips serve as extraordinary getaways that introduce travelers and residents alike to the beauty of the islands beyond Nassau.

Blue Lagoon Island

Residents in Nassau can enjoy a quick day trip to Blue Lagoon Island, located conveniently just three miles from Nassau. Also known as Salt Cay, this nearby island is a watersport lover’s dream, offering ample opportunities to explore. Swim with the dolphins, spot sea lions that call the island home, glide through the crystal waters on clear-bottom kayaks or snorkel alongside marine life. Whether seeking adventure or relaxation, Blue Lagoon Island delivers. Its white sandy beaches are an inviting spot to unwind and soak up the natural beauty of the island.

Ferries run between Nassau and Blue Lagoon Island daily, with the trip taking about 30 minutes. For a private journey, consider chartering a private boat to island hop from Nassau to Blue Lagoon Island for the day.

Pearl Island

Eight miles from Nassau sits Pearl Island, a peaceful retreat replete with white sandy beaches and ample activities. Enjoy a relaxing, pampered day at this private escape, where visitors can lounge in private cabanas, watch waves crash onto the shore from comfortable beach chairs or enjoy a Bahamian buffet featuring classic dishes, including freshly caught seafood, peas and rice, and plantains. Experience adventure-filled days, whether exploring the water on paddleboards or kayaks or snorkeling underwater.

Pearl Island runs ferries that pick up guests daily. Private yacht charters are also welcomed on the island, ideal for a luxury getaway from the vibrant life of Nassau.

Rose Island

Rose Island offers a more secluded day trip for those seeking to escape the crowds commonly found on other Bahamian islands. While Rose Island may not offer the expansive amenities of its neighboring islands, it is still certainly worth visiting. In addition to its pristine beaches overlooking turquoise waters, Rose Island has a unique offering: swimming pigs. Inspired by the swimming pigs of the Exumas, a more distant island, this attraction allows Nassau locals and vacationers to enjoy the experience without the travel.

Day trip charters run guests from Nassau to Rose Island and back, offering opportunities to swim with the pigs, snorkel with turtles and other marine life and enjoy a Bahamian buffet and cocktails.

The island’s beaches boast a distinct pink sand

Harbour Island and Eleuthera

Harbour Island and nearby Eleuthera are a longer journey from Nassau, but this day trip allows visitors to explore two distinct and notable islands in one trip. Harbour Island’s Dunmore Town is a quaint, walkable town with colorful New England-style architecture. The island’s beaches boast a distinct pink sand, making for an unforgettable beach day complete with incredible photo opportunities.

Day trippers can take a 5-minute ferry ride from Harbour Island to Eleuthera. Explore the stunning geological formation Queen’s Bath, featuring a collection of naturally created pools featuring warm, crystal-clear water, shells and sea life. Gully Hole is a spectacular spot for snorkelers to swim alongside sea life.

Ferries travel from Nassau to Harbour Island, leaving in the morning and taking about 2.5 hours to arrive. Flying to Harbour Island is an option by traveling to North Eleuthera Airport and taking a water taxi to the island.

Exumas

The Exumas include more than 300 islands, divided into Great Exuma, Little Exuma and the Exuma Cays. A short flight from Nassau to Great Exuma gives day trippers access to the islands’ spectacular beaches, marine parks and secluded retreats. In Exuma Cays, Moriah Harbour Cay National Park includes 130,000 acres of secluded cays, coral reefs and turquoise waters. Visit uninhabited Big Major Cay, where pigs roam on the aptly named Pig Beach. Sandbars dot these islands, creating quiet yet beautiful spots to relax and explore away from more popular attractions.

Day trips from Nassau unveil secluded islands, pristine beaches and vibrant marine life, all just a ferry, boat or plane ride away. Visitors and residents alike can experience the best of The Bahamas by traveling beyond Nassau and discovering its abundant beauty and diverse attractions.

Nassau is one of the major artistic epicenters of The Bahamas. The city is a focal point of the nation’s contemporary art scene and the location of many of its best museums and galleries. The art galleries in Nassau offer an opportunity to discover the rich history and culture of the Bahamian people through their artwork.

From centuries-old works dating back to The Bahamas’ indigenous people to modern works from the 20th and 21st centuries, Nassau’s galleries and museums offer a wealth of fascinating discoveries. Many galleries also host ever-changing exhibitions of contemporary artists whose work explores the Bahamian experience in a wide range of bold and insightful ways.

Many of the best galleries in Nassau can be found along Bay Street and the surrounding city blocks along the coastline at the northern edge of the city. Nassau also offers an extensive collection of public art installations and murals.

Another way to discover Nassau’s compelling contemporary art scene is to browse the offerings at local markets, where many artists and craftspersons offer works for sale. Shoppers are likely to encounter straw work, a traditional art form of The Bahamas that involves intricately weaving straw to create baskets, hats, bags and other items.

Embrace the Music of The Bahamas

Music is inescapable in The Bahamas. It is part of everyday life, so much so that one of the archipelago’s nicknames is “the Islands of Song.” Musical traditions are richly varied, often with roots that can be traced back to African influences; however, American and other Caribbean cultures have also played a significant role in shaping present-day Bahamian music.

Story songs are central to The Bahamas’ folk traditions, with stories ranging from biblical to historical, forming the basis for many traditional songs, which are often sung a cappella. Bahamian sacred music shares much in common with the songs of the antebellum slave era in North America.

Arguably, the musical style most closely associated with The Bahamas is called goombay, or rake n’ scrape music. A secular Bahamian tradition that incorporates the drum rhythms and handclapping of West African dance music,

rake n’ scrape music is performed instrumentally on simple instruments like saws, drums, accordions and guitars. It is commonly heard at festivals and street fairs in Nassau and beyond.

Musical experiences await at many bars, music clubs and other venues throughout Nassau. The city is known, among other things, for its nightlife, and many clubs feature jazz, Caribbean dance music, traditional Bahamian folk music and a wide range of other styles.

Experience Art and Culture Events

Multiple events and festivals throughout the year shine a spotlight on art and music in Nassau. Cultural celebrations offer an opportunity to explore and embrace the deep roots of The Bahamas’ musical and artistic traditions. And no event in The Bahamas is more anticipated each year than Junkanoo.

Junkanoo is a traditional Bahamian festival that has evolved since the early 1900s. Its roots reach back even further, to the 18th century, when enslaved people on the islands were given three days off during Christmas. Today, Junkanoo is celebrated on Boxing Day, December 26th, with a street parade on Bay Street in Nassau that celebrates Bahamian culture and music.

Thousands of people participate in the Junkanoo parade, often wearing meticulously crafted costumes that took months to create. The word “Junkanoo” refers as much to the spirit of the festivities as to the specific event itself, and it is also celebrated as part of The Bahamas’ Independence Day and Junkanoo Summer Fest.

Several other annual events highlight art, music and culture in Nassau, including The Bahamas Goombay Summer Festivals, which are celebrated throughout the islands. Nassau also hosts the FUZE Caribbean Art Fair for the first time in 2025. The event is held concurrently with The Bahamas Culinary & Arts Festival in October.

Nassau is a beautiful place to call home for many reasons. The friendly people and welcoming culture are part of what makes the city and the islands as a whole special. Art and musical traditions are inseparable from daily life in The Bahamas.

History of Bahamian Cuisine

Bahamian cuisine showcases the flavors and dishes of the native Taino people, as well as culinary traditions and flavors introduced by immigrants from Africa, Europe and the islands of the Caribbean. Aromatic spices, including thyme, cilantro and goat pepper, infuse dishes with flavor.

Seafood is the primary entree in The Bahamas, thanks to the island’s location in the crystal-clear waters of the Caribbean. Discover conch, snapper, grouper and lobster on restaurant menus throughout The Bahamas, prepared by steaming, frying or stewing. Conch fritters are a delicacy on the island, deep-fried and served as a popular appetizer. Where to Dine in The Bahamas

Market Stalls

Enjoy authentic Bahamian cuisine by visiting market stalls on the islands. Nassau’s Potter’s Cay is the definition of fresh seafood. Here, colorful conch shacks line the water, where fishermen arrive before sunrise to catch seafood for the day’s guests to enjoy. Locals and visitors alike can sample freshly caught conch in various dishes, including conch salads and conch fritters. Nearby, fruit markets boast colorful arrays of tropical fruit, perfect for sampling the flavors of the island.

Throughout New Providence Island, conch salad vendors abound, offering this local delicacy in various combinations, pairing freshly caught seafood with fresh vegetables and citrus fruits. Likewise, Port Lucaya Marketplace in Freeport, the lively center of the island, is home to seafood vendors featuring freshly caught fare perfect for an easy meal.

Farmers’ markets are another opportunity to enjoy locally produced goods on the island. Island communities host weekly farmers markets where bakers, farmers and fishermen gather to sell their goods.

Curated Spaces

The MAISON Strategic Edge

In the luxury market, the difference between a property that sits and one that sells is found in its presentation. At MAISON, we don’t just list homes; we position them for maximum return. This philosophy led to the formalization of our Curated Spaces division—a specialized service dedicated to unlocking the latent value in every property we represent.

Case Study: The Sugar Plum Success

The power of this division is best illustrated by our recent success with “Sugar Plum” in Coral Harbour. Initially, the property was in poor physical condition, leading to market feedback and offers stagnant at roughly 60% of the asking price.

MAISON’s Curated Spaces team stepped in, identifying and executing a targeted, light renovation and staging plan designed to shift the buyer’s perspective. The impact was immediate:

The Result: The property was under contract after the very first showing following our intervention.

The Value: We secured a cash closing at 96% of the asking price, successfully reclaiming significant equity for the homeowner.

Curated Spaces is a financial strategy disguised as aesthetic improvement. By minimizing market time and maximizing final sale price, we ensure our clients’ homes don’t just enter the market—they dominate it.

Caribbean Chic Home Building & Interior Design Tips for Island Homes 112 M A I S O N

The philosophical concept of what makes a house a home has long been a subject of debate. For homeowners in The Bahamas, it could be the little things, such as trinkets collected over a lifetime of exploring the islands. For others, it could be the broad strokes, the openness of the floor plan, the expansiveness of the natural light. Building a home in The Bahamas provides an opportunity to craft a space that feels like home and reflects the homeowner’s personality. Ultimately, designing the structure itself is every bit as integral as the finer points of interior decorating.

Home-Building Tips for The Bahamas

Explore Regional Architectural Styles

The Bahamas offer rich architectural traditions from which to draw inspiration. Though many new builds are sleek and modern-looking, they can also incorporate historically inspired elements from the Colonial architecture of early British and Spanish settlers to the ornate, pastel-hued homes of the Victorian era.

Build in Harmony With the Landscape

The Bahamas offer an irresistibly beautiful backdrop in which to build a home. It is always wise to embrace nature by making the house feel in harmony with the landscape. One way to do this is to utilize local, natural materials like wood and limestone as much as possible. Another is to incorporate large, well-placed windows into the blueprint to maximize views of the sea and lush forest.

To make a new house feel truly in harmony with the islands, look to Bahamian vernacular architecture, which developed over centuries based on the available materials and the demands of the environment. Steeply pitched roofs shed rain and resist wind. Elevated foundations protect against flooding. Spacious porches and open floor plans invite cooling breezes and interactions with neighbors. Many Bahamian homes also feature extensive outdoor living spaces. Terraces, balconies, patios and outdoor kitchens blur the line between the home and the landscape that surrounds it, while also allowing homeowners to fully enjoy The Bahamas’ incredible climate.

Understand Permits and Regulations

It is essential to become familiar with local and regional restrictions, regulations, zoning laws and permits before building in The Bahamas. Regulations differ based on citizenship. Non-citizens will likely need to seek a permit when buying land spanning more than two acres, or when developing land for commercial use or the intention of earning rent.

Prioritize Hurricane-Resistant Design

Impact-resistant windows and doors, reinforced roofing, and elevated foundations are a few of the key features commonly utilized to make homes in The Bahamas more resistant to wear caused by the weather. Materials such as concrete, corrosion-resistant fiberglass rebar and engineered lumber offer improved resistance to the elements.

114 M A I S O N

Incorporate Smart Home Features Smart home technology is increasingly popular in newly built Bahamas homes as well as remodels. Today’s widely available smart home features offer enhanced security, privacy and convenience. As these technologies continue to evolve, it is easier than ever to monitor thermostats, security cameras and lighting systems remotely. Smart technology offers another benefit: energy efficiency and sustainability. A focus on sustainability is a growing trend in Bahamian architecture, and implementing smart features to adjust energy usage based on preferences and occupancy is one way to make the home greener. The tropical surroundings of The Bahamas can be a tremendous source of inspiration for decorating a home

Interior Design Tips for The Bahamas

Embrace Coastal Style

Coastal style is not specific to The Bahamas, but it is perfectly suited and widely embraced throughout the Caribbean. With its neutral colors, natural textures, light fabrics and ample natural light, coastal style is right at home on the Bahamian coast. Elements of coastal style typically include rattan and linen pieces and light, flowing curtains.

Color schemes in coastal style traditionally revolve around white and blue. This combination works wonders in tropical homes, but color choices don’t end there. Hues inspired by the beach, sandy neutrals, coral pinks and light, hazy greens are also widely featured in modern Bahamian properties. Avoid overusing nautical-themed decor so that the design doesn’t become too kitschy or clichéd.

Emphasize Open-Concept Spaces

Spaces that flow seamlessly without unnecessary walls or barriers are very popular in The Bahamas. A combination of both structural changes and interior choices can create a fluid, multifunctional space that maximizes airflow and natural light. Arrange furniture so that guests can also flow naturally around the space. Floor-to-ceiling windows and sliding glass doors can also be used to emphasize the space’s openness and create a seamless connection between the interior and exterior of the home.

Decorate With Local Art and Decor

The Bahamas are home to some truly exceptional artists and craftspersons, and one of the best ways to make a house in The Bahamas feel like it has a warm atmosphere and unique personality is to source art locally. Choosing local art creates a sense of cultural richness while also supporting the arts community of The Bahamas.

Furniture and other decor can also be purchased locally in many cases. Handcrafted pieces made from materials like rattan, bamboo, and hardwood create a connection between the home and the islands. Many regional artisans design bespoke pieces tailored to the homeowner’s needs. Another way to make the decor feel natural and lived-in is to look for vintage Bahamian furniture and decor at local shops and markets.

Utilize Tropical-Inspired Design

The tropical surroundings of The Bahamas can be a tremendous source of inspiration for decorating a home. When choosing paint colors, consider the vibrant and earthy tones of the forest and local flora and fauna. Wallpaper also provides an excellent opportunity to be bold and creative with island-inspired colors, patterns and textures.

Items like lighting fixtures and kitchenware can also be tropically-inspired. Homes in The Bahamas can also be made to feel more lively and vibrant with the inclusion of live plants, with lush greenery creating a direct tie to the outside landscape.

For many, The Bahamas are a stunning vacation destination, but it often becomes apparent that simply visiting is not enough. Building and designing a home in The Bahamas makes it possible to fully embrace the spirit of the islands.
